JOB DESCRIPTION
TITLE Senior Facilities Manager / Facilities Manager
BUSINESS UNIT Integrated Facilities Management
REPORTING TO Senior Operations Manager / SFM
DIRECT REPORT POSITIONS Facilities Manager / Facilities Officer (Operations)
POSITION GOALS SFM / FM will be responsible for managing on Facilities Services for single or multi-locations in China. In this capacity, the SFM / FM is accountable for:
? interface with senior managers in client real estate / facilities team and business units
? Achievement of client satisfaction and key performance indicators
? Managing risk in operations
? Continuous improvement in morale, employee satisfaction and savings initiatives
DUTIES & RESPONSIBILITIES Client Management
? The single point of Management Control for Facilities Services in the client site - day to day client liaison and relationship management
? Ensuring client satisfaction through excellent facilities management planning, advice and support.
? Compile the appropriate monthly/quarterly/annual reporting for the clients.
? To provide comprehensive vendor management, engineering management, technical services & cleaning services to the client, with a focus on continuous improvement.
Operations Management
? Supervising and performing specialized facilities engineering work of client premises. Areas of responsibility may include, but are not limited to, activities related to the maintenance, repair and modification of equipment controls / communications, electrical / electronic systems, or mechanical devices and equipment.
? To ensure technical vendor to implement and execute client’s Policies
? Provides advice and consultation to operate the client’s facilities as regards facilities engineering matters, including compliance with regional best practices and regulations with aim of reducing / elimination unplanned downtime.
? Lead and oversees the vendor to development of predictive, preventive, and reliability maintenance programs, including maintenance check sheets, maintenance logic decision trees, predictive maintenance techniques, tools and related engineering analyses.
? Continuous optimization of processes, tools and documentations
? Manage cleaning vendor and ensure cleanliness and tidiness of client’s facilities
? On-call availability after office hours for emergency needs as required
? Establish and manage the delivery of maintenance programs across the client’s portfolio in China.
? Provide M&E and technical advice for the Firm’s facilities service delivery teams as well as to achieve preventive maintenance projects for the client.
? Provide comprehensive facility, contract and procurement management for technical & cleaning services and ensure agreed Key Performance Indicators and Service Level Agreement targets are met.
? Proactively assist in the financial and other targets established to ensure high level of client satisfaction
Health and Safety
? Ensure compliance with statutory regulations on fire, health and safety standards
? Ensure that service delivery teams and on-site contractors undergo a Health and Safety Induction prior to deployment
? Ensure all safety procedures, including Crisis Management/ Business Continuity and Emergency Procedures are maintained at all times.
? Upkeep system drawings and Good documentation Practice
Energy Saving
? Search for opportunities for energy saving
? Ensure the energy saving achieved by No/Low cost initiatives or with investment renovation
? On behalf of client to ensure the renovation projects successfully done
? Track the actual achievement after renovation

? Level of communication within the organization and with the client.

GENERAL REQUIREMENTS
? A university degree or professional qualification in engineering, real estate or facility management
? 4-6 years practical experience in property or facility management
? Ability to think laterally and deliver innovative solutions
? Excellent command of spoken and written English and Mandarin Chinese
? Management experience with strong interpersonal, decision-making and people skills
