The General Manager is responsible for the overall profitability of a Regus centre through effective management of all aspects of their business. Guided by EBIT expectations, they work to achieve the centre’s profitability goals via Customer sales and retention, positive margins through revenue management and Customer satisfaction through excellent Customer service.
Reports to: Area Director
KEY RESPONSIBILITIES:
Deal/Relationship Management
? Conduct tours/convert enquiries across the product range with local Customers throughout the world;
? Effectively utilises CRM to manage and track leads;
? Drive revenue for Regus by effectively and consistently maximizing all service revenue;
? Effectively manage the renewal process working to retain every Customer at a profitable margin;
? Maximises occupancy and profitability of the centre by proactively managing Customer expansion requirements.
Operations Efficiency
? Drives and maximizes service revenue through up-selling of variable services to new and existing Customers to achieve month over month revenue growth;
? Accountability for Centre profitability, Centre performance and the Centre’s success through P&L management with the goal of positive AR performance;
? Participate in the monthly Centre Business Review process, account for profit and loss and drive agreed actions to enhance centre performance;
? Regularly review centre costs and reduce outgoings where reductions can be identified;
? Serve as a role model to team members by adhering to dress code, attendance, and other company policies;
? Continually support and participate in new company initiatives as requested;
? Develop centre team by recruiting, training, managing, motivating, leading and guiding their succession plan.
Customer Satisfaction
? With a proactive focus on meeting Customer satisfaction and retention metrics, maintain and develop existing Customer relationships by spending a high percentage of “Customer facing” time;
? Handle queries and complaints in a timely manner both with Customers and in ticketing systems;
? Ensure the centre team is delivering exceptional Customer service and Customer’s needs are handled effectively and efficiently;
? Provide ongoing direction to centre team to ensure there is a clear focus on delivering a 90+% Customer satisfaction rating;
? Ensure front of house, housekeeping, health & safety, visual and brand company standards are delivered and maintained representative of a 5-star business.
Proactive Management
In certain markets your Area Director will have a plan for generating new enquiries when this is the case you will be required to:
? Pro-actively generate leads by meeting with local companies and brokers, driving the entire sales cycle from enquiry to tour, negotiation and close with the goal of revenue growth;
? Generate profitable new business through pro-active and reactive efforts within the local market in order to exceed set targets;
? Develop the local market by attending networking events and building partnerships with appropriate local organizations.
Key Position Requirements:
? Proven success in a business-to-business sales environment;
? Experience of self-generation of new business leads coupled with excellent account management skills;
? Ability to manage and motivate teams to consistently deliver high performance;
? Customer service focused at all times with the ability to remain flexible and calm in high pressure or continually changing situations;
? Strong organisational skills, including the ability to prioritize, multi-task, and work effectively with minimal supervision;
? Professional communication skills with experience of building business relationships;
? Previous P&L responsibility desirable;
? Thorough knowledge of MS office; Word, Excel, PowerPoint and Outlook.
