GENERAL SUMMARY:
Under the guideline of China Real Estate strategy, be responsible for development and execution of landlord real estate negotiation and transaction activities for both regular store and outlets within Greater China.
Develop and manage external network of real estate consultants and brokers to support Gap China’s real estate activity to meet our fast-growing business needs.
Partner effectively with China Store Design and Construction, Operations and Finance teams to deliver assets that exceed our customers and shareholders expectations.
ESSENTIAL DUTIES & RESPONSIBILITIES:
？ Develop, conduct, and execute Landlord real estate negotiations and deal making activity for Gap Greater China from initiation through final approval and documentation.
？ Act as the primary conduit to the Landlord community on behalf of Gap China businesses including timely communication of real estate decisions to Landlords as well as promoting Gap China as a Tenant of choice for each Landlord.
？ Evaluate pro forma P&L and investment analysis for prospective real estate transactions.
？ Collaborate with business partners to present real estate transactions and recommendations at various committees and/or off line to gain direction, alignment, and final approval.
？ Collaborate with business partners and support staff to ensure timely, complete, and accurate capture and input of data and supporting documents required to process all real estate transactions for review and execution.
？ Partner with Real Estate Law to ensure leases are executed in a timely manner to mitigate any potential deal risk to Gap Inc.
？ Partner with Construction to ensure the timely and clean delivery of new deals, downsizes, repositions, remodels, and any other real estate transaction, including assisting in ongoing store maintenance issues.
？ Partner and, in some cases, lead the negotiation with Landlords to support Occupancy Audit, which includes: tax, audit, co tenancy and other miscellaneous claims.
？ Develop and manage external network of real estate consultants and brokers to support Gap China’s real estate activity.
REQUIRED QUALIFICATIONS:
？ 6 + years of retail Real Estate experience in a Retailer and/or Developer environment
？ Extensive knowledge of Real Estate site acquisition and pipeline process
？ Extensive knowledge of lease administration process
？ Extensive knowledge of commercial real estate, business law, retail finance and accounting principles
？ Thorough knowledge of negotiation strategy and techniques
？ Strong analytical and communication skills
？ Successful track record of collaboration with different Business Functions to achieve a single aim
？ Established knowledge and relationships within the Landlord and Retail community
？ Bachelor degree preferred
？ Ability to travel extensively, including air and overnight
？ Fluent English is essential
？ Computer literacy skills (excel, word, outlook,
