职位描述
Asia Pacific Property Project Manager – (世界第一大零售化妆品美国制造商,负责亚太5家工厂的大项目投资,土建改建和设备改造项目,年薪100万,直接和总部汇报)
Location: Shanghai
Overview :
· Manage the implementation of the Group’s property policy, by providing expertise or coordinating plans to build factories, distribution centres (warehouses), research laboratories and administrative buildings in Asia.
Responsibilities:
· Take part in the preparation of documents – internal design and construction guides ; lead or take part in working groups
· Monitor property audits of the factories, R&D centres, etc… (buildings we own)
· Participate in regulatory and technical intelligence (building and city planning legislation, classified facilities), etc…
· Collect and coordinate the needs (programming) of internal clients
· Define the budgets (or take part in defining them) of the operations to be performed
· Coordinate property projects, or take part in organizing and managing them (for the construction or renovation of buildings or for the fitting out of premises : factories, distribution centres, warehouses, offices, research laboratories, technical centres, etc…)
· Take part in property transactions : dealing with real estate agents, negotiating with investors (search for sites, leasing of office buildings, etc…) or with developers/builders
· Select the different service providers (architect, engineer, specialized consultants, inspection office, contractors) and negotiate their contracts
· Supervise the architectural area engineering services in order to ensure the quality of the projects, the respect of the planned dates, and the cost optimization for internal clients
· Prior approval (Property stage of the legal charter). Spread the group’s directives and check their application as they concern buildings and property with the DGO/Property Department and with DGAF department ; check the conformity with the Group’s interests and directives in coordination with Asian zone Departments (finance, legal, engineering & SHE)
· Benchmarking of different projects : investments, costs, sqm/people
· Training in Asia : Operations Culture & Strategy, Distribution Center Management, offices SHE training, etc…
Key points in judging success
· Establishment of a good reporting to DGO / Property Department
· Establishment of a relation of confidence with internal clients
· Control of the costs, quality, and scheduling of property projects
· Expertise in the property domains (architecture, engineering, real estate markets)
· Ability to implement keywords of our property policy : beauty, performance collaborators oriented (great place to work in). Environmental friendly (Sustainable building policy)
Requirements:
· Ability to communicate with Senior Management
· Good at contacts & team working
· Communication feeling for negotiations
· Ability to grasp varied technical, legislative, and cultural environments
· Independence in the management of the projects(cost, quality, schedule, SHE)
· Good at decision making
· Knowledge of Asian property market
· Architectural skills
· Building/city planning techniques and legislation
· Office automation tools
· Good English
Training / Experience
· Advanced studies: architect
· Approximately 10 years – 15 years experience in architecture, contracting, engineering or similar
Professional future
· Projects : Manager in DGO / property or in other zones ; Maintenance, Safety and Environment, depending on interests and prior experience
