Responsibilities:
Account Manager will be responsible for setting up, implementing, running and managing the facility operations processes and functions of the building including, engineering service, reception, conference center, cleaning, landscaping, transportation services, mail /shipping, cafeteria service and gym services and enhance the operation and presentation of the building by providing best in class service in a timely, reliable, and professional manner, his/her responsibility will include but not limited to:
1. Develop, implement, and manage processes, rules and regulations for facility services department.
2. Act as the interface between the facility services department, the landlord, end users and the various departments.
3. Establish, implement and manage an operational plan for the facility services department with the support of DTZ Property and Facility Management Central Team.
4. Develop, monitor and make recommendation to implement a comprehensive service plan.
5. Initiate action to prevent the occurrence of any non conformities relating to the service, procedure and quality control.
6. Identify and record any problems relating to the service, procedure and quality control.
7. Initiate, recommend or provide solutions through designated channels.
8. Verify the implementation of solutions.
9. Control further procedure, delivery or installation of non conforming service until the deficiency or unsatisfactory condition has been corrected.
10. Lead and supervise the Engineering Manager to develop and maintain a preventative maintenance program for client’s office to ensure the building, grounds, and equipment are under good operation status and timely repairs are implemented, and the cost is within the budget.
11. Regularly conduct site inspections, and interact with employees regarding issues of maintenance and repair of buildings, grounds, and facilities.
12. Assist Purchasing Department in the negotiations and management of facility vendor contracts, including, but not limited to, engineering service, cleaning, landscaping, transportation services, mail /shipping, cafeteria service and gym services
13. Lead the Assistant Facilities Manager and Engineering Manager to develop fire evacuation and disaster response policies and procedures, as is appropriate to the respective work sites; provide training on safety issues, schedule and monitor regular evacuation exercises.
14. Track and maintain current records for all governmental and insurance inspections of buildings, grounds, and environment as scheduled.
15. Liaise with contractors and site staff to carry out assignments as designated by the DTZ Property and Facility Management Central Team and ensure they are aware of their performance and responsibilities in work prepared for release to clients.
16. Leverage internal and external source for providing enough support for on-site staff and Tier II and III vendors and ensure best in class service and response in a timely, reliable, and professional manner.
17. Regularly conduct site inspections, and interacts with employees regarding issues of maintenance and repair of building, grounds facilities.
