Context:
Unilever Enterprise Support (ES) is a new global business unit that will manage the company’s shared business services, made up of HR Services, Finance Transactions, IT services, Information Management Services and Workplace and Travel Services.

The key benefits from ES are expected to be:-
· Lower cost of delivery through standardisation, simplification, process harmonisation & scale leverage.
· Better user experience by delivery of integrated service bundles to end-user.
· Continuous improvement through end-to-end process ownership.
Accountabilities:
The Regional Real Estate (RE) Manager will be responsible for working with the Regional Real Estate Director managing our regional real estate portfolio which will enable us to respond to changing business needs, minimising costs and taking opportunities to maximize value, balanced against risk.
This role has the following key responsibilities:
1) To deliver three main services; Transaction Management, Portfolio Planning, and Lease/Portfolio Administration, as directed by the Regional RE Director.
2) To develop a real estate strategy that ensures that the real estate portfolio supports the growth agenda of Unilever, and is aligned to broader business goals. Develop KPI’s that enable benchmarking with other companies, across Unilever and within local markets to identify opportunities for value creation, taking opportunities for quick win returns where available
3) Lead the 3rd party RE Service Providers to provide transaction management services for all property types (office, warehouse, manufacturing, R&D, retail).
4) Work with outsourced lease administrator to maintain a robust data base of critical information (market values, terms of leases, number of people, square meters, costs to run, etc.).
5) Work in partnership with broader Workplace Services team to deliver workplace solutions to the business users. This solution include full suite of workplace services (PM, Space Planning, FM, etc).
6) Support and manage outsourced 3rd party provider to provide Strategic Portfolio Planning services for applicable geographies. Plans should result in strategy that ensures that the portfolio supports the growth agenda of Unilever, and is aligned to broader business goals. Develop KPI’s that enable benchmarking with other companies, across Unilever and within local markets to identify opportunities for value creation, taking opportunities for quick win returns where available

7) Act as a Business Relationship Manager to internal clients, translating their business needs into real estate strategy, along with acting as a change agent with key stakeholders to drive real estate principles and policies.
Experience Required
The person must have:-
· Previous experience managing commercial real estate transactions (office, industrial, manufacturing, retail, R&D) as well as experience working with & managing large commercial real estate service providers across broad geographical contractual relationships.
· Real Estate (RE) industry knowledge including the following;
o Best practices
o Contracting methods
o Service Level Agreement methodology
o Strengths and weaknesses of third party delivery models
o Key global, and regional service providers, and strengths and weaknesses of those providers
· Previous experience managing a regional lease administration program.
· Previous experience leading a strategic real estate portfolio planning program, and successful experience tying corporate real estate objectives to business objectives.
· Ability to manage suppliers, ensuring the Services delivered by Strategic Partners meet the cost and service level expectations and requirements of the Unilever business. Experience in developing Key Performance Indicators (KPI’s), and managing them across geographic regions.
· Experience of working regionally, bringing understanding and insight into the needs of other regions to the development of these service operations.
· Extensive experience in analyzing the “current situation” then developing strategies to drive improvements.
· Experience driving change through a matrixed, complex organization.
· Experience leading cross functional teams charged with creating, and implementing operational methods that are vastly different from current methods.
· Significant experience in taking divergent pieces of information, crafting clear, concise business plans and recommendations, and then sell those recommendations.
· Experience in the engagement of key, senior level stakeholders, along with proven ability to influence and manage relationships with those stakeholders.
