职位描述

POSITION GOALS

Senior Facilities Officer will be responsible for the Hard Service aspects. In this capacity, the SFO is accountable for:

Interface with Facility Manager, client & vendors in client side.

Achievement of hard service SLA & key performance indicators.

Managing risks and monitor vendor implement duties in accordance with JLL management standards. Coordinate audits for all E&M including Critical Environment Management.

Continuous improvement in relationships with client & vendor, and savings initiatives.

DUTIES & RESPONSIBILITIES Operations Management (Core – 60%)

Support Engineering to prepare PPM plan, small MAC project, office renovation maintenance, ad-hoc repairing with client requirement.

Preparation & verification of result of PPM & ad-hoc work with random check.

Provide full time supervision of hard service work.

First line trouble shooting management for incident with preparation of incident report.

Monitor the onsite technician team are performing their daily patrolling and inspections.

Review the day to day routine inspection records and report to internal and external line manager immediately if any abnormality is found.

Inspect E&M facilities and office renovation on a regular basis, and cooperate JLL & client annual audits for ensuring all E&M system and office renovation are normal and taking note of maintenance issues or problem areas.

Coordinate with vendor for arranging maintenance of E&M facilities inside client premise.

Monitor the vendors while the preventative maintenance work, for ensuring the works are carried out in accordance to the scope of work that predefined in maintenance contract and the work safety requirement.

Review and fully follow up all emergency procedures.

Attend and manage any plant failures or E&M equipment failure.

Take proactive approach to resolve all day to day problems.

Contract of hard service management.

Hard service related documents management and follow.

To be on-call 24x7 for emergency needs where required

Monitoring onsite staff performance and manage them to deliver the quality service which meet client or JLL requirement.

Manage all outsourced service contracts, including inspections and quality management of service delivery.

Strictly follow the client's purchasing, payment etc. procedures.

Ensure compliance with all clients’ policies and procedures.

To reach team SLA & KPI.

Engage in the compilation and delivery the appropriate reporting to client or JLL.

Ensure compliance with JLL minimum audit standards.

Carry out any other duties as assigned by FM.

Health and Safety (Core-10%)

Ensure compliance with statutory regulations on fire, health and safety standards.

Respond to and management of environment & safety issues as they pertain to property & facilities management.

Reports & Meetings (Core – 15%)

? Prepare regular reports for review and submission

? Organize below Regular Meeting and specific work discussion meeting.

? Regular meeting (Weekly Meeting\Monthly Meeting\Quarterly Meeting)

? Other sub-contractors work tracking Meeting

? Clients communication meeting

BMO communication meeting

Vendor PPM performance meeting

Internal staff communication meeting


Human Resource Management (Core – 15%)

Overall responsibility for the management the JLL onsite team and technical team who under your line.

In consultation and collaboration with line manager, oversee the operation, staffing, performance and development overall internal staffs and vendor technicians.

SHCG, SHXTD & Wuxi sites JLL hard service team backup and technical supporting.


EMPLOYEE SPECIFICATIONS Experience, Education & Qualifications

Qualification in Electrical Engineering and/or appropriate job related and building services experience.

A minimum of 5 years’ experience in the corporate real estate, facilities and /or property management industry.

Applicants are expected to have prior experience some of which will have been in a similar management / supervisory role.

Competency Profile

Understanding of Technical Management and ability to translate that understanding into advice.

Ability to solve a problem quickly and effectively.

Sound computer skills in Microsoft Office, MS project & excel.

Fair communication skills – written and spoken English.

Demonstrates initiative, enthusiasm and can work autonomously, as well as in a team environment.

Reliable and willing to accept additional tasks.

Shows attention to detail in completing tasks and requests.

Previous exposure to Banking or premium client service would be an advantage.
