日常工作职责描述:

Duties & Responsibilities:

1. 协助团队负责人及招商高级经理完成项目合作协议的草拟、修改、谈判及签约，并提出适当的参考意

见及分析方案；

To assist the team leader and senior manager to complete the project cooperation agreement draft, modify, negotiation and signing;

2. 担当项目的Coordinator，负责与业主方的有效对接及畅通的沟通；

Act as the project Coordinator, responsible for the effective docking and smooth communication with the owners;

3. 定期向招商线团队成员简报其负责项目的最新进度情况；协助其他招商同事对其负责的项目进行商业 谈判并积极促成交易；并负责及时向所负责项目的业主方催收佣金；

Regularly report the project latest progress to the leasing team; Assisting other colleagues in the business negotiation of the project and actively promote the transaction; and responsible for collecting commissions timely;

4. 积极挖掘各类商户资源与品牌资源，向潜在客户推介招商团队已签约的各类项目并促成最终的合作；

Actively explore all kinds of business and brand resources, to recommend the signed projects to the potential customers and promote the final cooperation;

5. 视项目招商需求，必要时陪同高级顾问及顾问陪同客户看场，并积极协助促成交易；

Depending on the leasing demand, accompanied with senior consultant and consultant site seeing when necessary, and actively to assist the transaction;

6. 负责高级顾问及顾问的日常业务知识培训课程的设置，并通过对不同交易的分析讨论，指导他们有效成功地完成交易;

Responsible for setting up the daily business knowledge training courses for senior consultant and consultant, and through analysis of different trade discussions, guiding them effectively and successfully complete the transaction;

7. 积极参与公司内外培训及会议，对其他业务线同事进行零售租赁领域专业知识的培训。

Take an active part in company’s related training and meeting, training other business line colleagues in the field of retail leasing.

关键绩效考核指标：

Key Performance Measures:

1. 业绩(35%)：完成个人年度业绩目标及协助顾问级员工实现年度业绩目标;

Performance: complete personal annual performance targets, and help consultant-level staff finish their annual

performance targets.

1. 项目把控(25%)：熟练高效地把控项目的整体租赁流程及进度，所负责的招商项目坏账率需控制在
2. pan> 30%以内；

Project control: skilfully and efficiently to control the overall project leasing process and to control the bad debt

rate of responsible projects less than 30%;

1. 客户满意度(20%)：达到高水平的客户满意度，所负责项目的客户反馈5分评分需达到80%， 4分以
2. pan> 上评分需达到20%；

Customer satisfaction: to achieve high level of customer satisfaction, the customer feedback score 5 points

need to be reached 80%, more than 4 points score should be up to 20% of the

responsible projects;

1. 领导能力(20%)：在日常工作中，给予高级顾问和顾问专业有效的具体指导与培训，并积极支持促成
2. pan> 其成单。其要求为每年须协助完成至少1-2笔交易。

Leadership skills: in the daily work, to give senior consultant and consultant professional and effective specific

guidance and training, and actively to facilitate the deal. It is required to assist at least 1-2

transactions completion,

任职要求:

Required Qualifications & Experience:

工作经验：

4年以上从业经历，其中具有2年以上测量师行或商业地产招商管理经验。

Working Experience:

More than 4 years relevant working experience, including more than 2 years’ experience of surveyors or commercial real estate leasing management.

教育背景：

？ 国内知名院校本科及以上学历。

Education:

Bachelor degree or above in domestic famous universities.

职业资格：

1. 熟悉重庆商业市场，尤其是市区五大商圈；
2. 对各物业形态特别是综合体物业有较为丰富的研究与顾问经验；
3. 能够独立组织和进行项目的相关调研及策划顾问工作；
4. 具有一定的团队管理能力。

Professional qualifications:

Familiar with Chongqing commercial and property market，especially the downtown five business circle；

For each property especially the complex property has relatively rich research and consultancy experience;

Be able to organize and conduct project related research and consultant planning work;

Have certain ability of team management.

语言及技能：

1. 良好的中英文口头及书面表达能力；
2. 有较强的组织协调及沟通交际能力；
3. 有强烈的工作热情和责任感；

Language and skills:

Good verbal and written communication skills in both English and Chinese;

Have strong organizational coordination and communication skills;

Have strong work passion and responsibility.

其他prefer:

25-35 岁, 形象气质佳；

具有优质品牌资源者优先；

国内重点大学研究生及海外教育经历者优先；

建筑设计、城市规划、房地产及统计学相关专业优先。

Prefer:

25-35 years old, good appearance and temperament;

With high quality brand resources is preferred;

National key university graduate students and oversea education experience is preferred;

Architectural design, urban planning, real estate and statistics related major is preferred.
