General mission
I***olving and cooperating in the realization of business goals of the shopping center, and as shopping center technical manager should fulfill the roles at 2 main aspects:

Technical and Property management
-He should participate in the construction of the site, organize and manage the technical and property departments, to lead his team to repair and maintain equipment of the shopping center, and keep all facilities, equipment and systems in good order and proper function.
He is responsible for technical conditions creating a safety, healthy clean, & comfortable shopping e***ironment to customers, try all the professional ways to save the energy (water, electricity, gasoline, gas), make a reasonable mainte***ce budget and good follow up, control the cost. Te***ts fit-out process management, good mainte***ce and management for all the equipment, system and so on.
-For property part, he is i***olve in the supplier choosing and bidding process, help the HO finish the property contract signing. During the daily job ,he and his property manager should well manage the pm company ,deeply checking and controlling the pm company‘s manpower , clocking , working quality and so on ,try their best to create a clean shopping center to our customers.

Main Responsibilities:
-Assisting the technical/construction department of head office in the construction of the shopping center before opening.
-Being responsible for the mainte***ce of the equipment of the shopping center.
-Making the budget of equipment purchase and mainte***ce, ensuring the reliability of the installation and technical aspects.
-Equipment purchase: full knowledge of the market, looking for suitable suppliers and ensuring the best quality with lowest price (Policy: choose Ariba existing supplier to order if have)
-Making proposal to the necessary expending-construction of the store and bringing it into effect.
-Being responsible for managing property manager and PM company, deeply follow and control PM company’s job quality (manpower, schedule, clocking, organization and so on). Ensure a clean shopping center for customers.
-Well manage the PM Company’s job; well maintain all security equipment & keep in good condition: alarm, video camera and other PCS
-Work on setting up suitable and adapted and optimized PM company personnel structure.
-Preventing occurrences of rule violation and crimes: ensuring customers’ belongings and safety.
-Settling down unexpected problems/accidents efficiently.
-Ensuring the procedures-respect and safety of exit and entrance of the products as well as employees.
-Providing necessary security measure to protect people, as well as night safety of the store
-Good organization to reinforce the security outfit during the big marketing events periods and holidays in the store.
-Responsible for team management, such as daily working, recruitment, training, coaching, etc. and ameliorating the job efficiency.
-Building team spirit, developing a good working atmosphere, and motivating the team
-Department meeting and routine PM company communication meeting
