- Oversee the proper day to day operations and ensure its rules and regulations are adhered to by all.
- Managing agent for the co-owners, the shopping mall operations budget must be voted on, factoring in any possible work that may need doing
- Manager for retailers, they define the strategy for in-house promotional events and activities aimed at enhancing the attractiveness of the center.
- Health & Safety manager, they are the guarantors -and are criminally responsible –for receiving the public, and for security.
- Key players in the life of cities, they have dealings with local key players (municipal authorities, etc.)
- The Shopping mall and each of its stores must adhere to health & safety rules ( electricity, fire safety, disabled access and facilities, etc.)
- Ensures the rules regarding governing the safety of property and people are adhered to. They must implement all measures or actions necessary to prevent any danger to people .The shopping mall director is the one who is responsible for this safety and is criminally accountable for the enforcement of these rules.
- In charge of all matters regarding fire safety or shopping mall safety, for instance ensuring the all fire safety installations are property maintained and that retailers fulfill their obligations appropriately.
-Be part of any fire department or government authority health & safety commissions and should ensure that tenants adhere to all regulations both when drawing up the dossier for the store layout and during the life of the commercial lease.
-Safety should be priority number 1 for shopping mall director and their teams.
-Manage numbers of his immediate team and supervise all service providers. Manage the team not limited to technical manager, an assistant and a marketing manager.
-Looks after the day to day management of the shopping mall and represent the site’s co-owners, within the limits of the management mandate assigned to immochan and the responsibilities that have been delegated.
-Prepare, convene and hold , in conjunction with the legal department,The annual meetings related co-ownership or any other meetings where co-owners meet.
-Responsible for preparing and keeping within major maintenance –major work annual budgets projects and also for drawing up 3 or 5 year plans in conjunction with the mall’s technical teams or immochan’s accounts and management control department.
-When voting for major work projects, play the role of client, acting as the interface between the co-owners and the different companies involved in the works project.
-Ensure that technical teams correctly and transparently follow procedures for calls for tender when awarding site maintenance projects (security, cleaning, waste management, snow remova ,etc.) to companies. Enforce internal procedures for calls for tender and ensure administrative and accounting documentation is obtained when awarding contracts.
-Come up with ideas for implementing a sustainable development approach and come up with ways of reducing service charges (waste management, etc.
Day to day dealings with the centers stores (responding to requests, management and resolution of complaints, etc)
-Understand consumer’s demands that the center covers, continue to provide advices for the tenant mix and brand introducing.
-Keep researching and comparing with other shopping malls in the city, know the trend and keep improving tenant mixture and brands to adapt to market demands.
-Annual budget making for annual animation & property solution, implementation after the approval process
-Account receivable over 98%
-Plan and implement commercial promotion activities
-Daily management of tenant operations
-Emergency reaction and handling
-Participate in cooperate culture building and team training
