Overall Aim of the Job (Mission):
Manage shopping Centre Fire systems and water supplier and drainage system to meet shopping centre commercial and technical operation needs. Manage and monitor Fire system/water supplier and drainage system vendors to provide safe, reliable and cost effective operation, maintenance and service.

Responsibilities

General
To be responsible for shopping centre fire systems and water supplier and drainage to ensure proper operation and maintenance. Ensure systems and Equipment are properly operated, maintained and documented through standard O&M SOP.
负责购物中心所有消防系统和给排水系统正常运行和维护管理,确保系统和设备根据运行和维护标准操作执行

Specific
? Understand and implement Fire Systems and water supplier and drainage system Operation and Maintenance SOP and all other necessary documents such as Risk Manual and Operation Regulations, requirements etc.
理解并执行消防系统和给排水系统运行和维护的标准操作程序,以及风险手册和运行法规等要求
? Manage service companies and technicians to implement preventive and reactive maintenance of fire and water supplier and drainage systems, review site work and collect all test and maintenance reports, maintain system documentation.
管理消防/给排水维修技工和维保公司的日常维修和预防性维护工作,现场检查和负责所有测试记录和维修报告的归档,并负责维护所有消防和给排水系统有关的文件
? Monitor and push fire and water supplier and drainage system punch list to be timely closed through effective communication with project contractors.
和项目承包商一道监督并推动消防项目及给排水系统整改事项及时关闭
? Coordinate fire system technical evaluations of FM Company and water supplier and drainage supplier, vendor’s capability and capacity. Manage relevant service Company, vendors and suppliers to continuously improve service quality.
组织对消防系统及给排水维保公司的技术和能力评估,设备管理供应商的服务质量和改进
? Coordinate and cooperate annual Sec-Check and IKEA blue audit of fire system related tasks in Facility department.
负责工程部年度Sec-check和IKEA blue检查的消防系统相关内容
? Prepare annual interlock test schedule of fire system, and organize all fire system test and drill by internal and external 3rd party compliance with fire regulation and risk manual.
制定年度消防联动测试计划,组织配合所有内外部第三方的现场消防系统测试和演习,以符合消防规范和风险管理手册要求
? Timely escalate fire system and equipment technical and operational issues to centre management in case of emergency.
紧急情况下及时向购物中心管理层汇报消防系统技术和运行问题
? Support Facility manager on Fire systems and participate in ERT program.
支持工程部经理的消防工作和参与应急程序管理
? Provide fire technical support per shopping centre requests.
根据购物中心的需要,提供消防系统技术支持
? Strict control material usage, inspect and management material. Ensure plumbing system normal operation. Reach national municipal drainage, sewage water quality requirement.
要求自己所管员工在工作中做到不浪费公司材料,并合理安排和使用,严格执行清理检查,保证购物中心排水畅通,并且符合国家市政排水,排污水质要求。

Knowledge

Mandatory for the position
- 5+ years solid Operation and Maintenance working experience of Fire system
         五年以上消防系统或给排水运行和维护工作经验
To be acquired in the role
- Good knowledge in fire systems.
          消防系统及给排水系统专业知识
Education
- Bachelor Degree in Fire Engineering or water supplier and drainage
          消防或给排水专业本科学历

LIVAT Centre Wuhan, covering a total area of 300,000 m², is located at Etouwan, Qiaokou District. It is just 12 km from Wuhan city centre, with 8.6 million local residents in the area and aimed to be a one-stop super regional shopping centre with international standard. Great convenience will be provided by a light railway station directly connected to the shopping centre and there will be more than 4,700 parking spaces.
