Job Purpose:
?Responsible and accountable for the renewal of Site Contracts.

?Build up Assets Files

?Maintain the relationship with the Landlord and coordinate the related matters with the
Stores.

Key Accountabilities：
Asset Management:
资产管理
?Establish ongoing landlord relationship – First point of contact for landlord issues of trading stores.
同业主建立持续的良好关系-是已开业门店与业主之间就合同事宜的第一沟通人
?Produce and maintain accurate lease database and current lease contracts. Provide summary of key lease terms for property and other functions.
创建和维护准确的租赁信息和租赁合同的数据库。提供开发及其他的关键数据信息。
?Proactive renewal and renegotiation of leases contracts.
主动洽谈续约及翻新的租赁合同
?Benchmarking – understanding market rents using internal and external sources e.g. through agents, other retailers etc
通过使用内部和外部资源如代理商、零售商等来对等了解市场租金
?Review performance with Landlord and where required, re negotiate better terms i.e. better marketing location, rents and promotional activity
回顾绩效并与业主要求重新协商更好的条款即更好的营销位置,租金和促销活动
?Manage store closures from Landlord negotiations to handover back to Landlord

Property Management:

?Part of the management team in Property

?Contribute and help support Property Manager in Managing designated property administration

?Support Property manager in training where appropriate of teams

Landlord Relationships:
业主关系
?Through landlord relationships, should opportunity arises, be involved in acquiring new sites
通过与业主的人脉关系，如有机会出现，参与新址开发
?Develop and maintain landlord relationship database
建立和更新业主人脉数据库
?Work with Acquisition teams to maximise our relationship network with Landlords
和拓展团队合作最大的建立业主关系网络
Coordination with Ops and Construction team
与营运及工程协调
?Coordinate with the landlord about remodelling requirement.
与业主协调改建项目的工程要求
?Work with construction to remodel store.
配合工程完成改建工作
?Maintain good relationship with operations, support operation to strike for better conditions.
与营运保持良好的沟通，为营运争取有利条件
?Help operation to deal with affairs of landlord.
为营运处理与业主方的日常事务

Experience/ Knowledge：
?Bachelor degree or above
本科及以上学历
?Familiar with the relevant regional information
了解相关的区域信息
?Relevant working experience of 3 years or above
3年以上的相关工作经验
?Familiar with relevant laws and policies
了解相关的法律及政策

Skills/Competencies：
?Strong negotiation and networking skills.
较强的谈判及社交能力
?Ability to communicate and input into cross functional teams – ops, finance, marketing, HR.
良好的沟通和跨部门合作能力
?Ability to work independently.
