Position Title : Property Manager
Duties and Responsibilities
1. Achieve annual store number target and IRR budget
2. Follow company guidelines in site selection and subsequent lease negotiation
3. Understand and analyze local markets, demographic population density, consumer profile, transports and commercial environment in order to establish development plan
4. Participate in regular site development meeting to communicate company policies and latest development strategies. Review progress of site finding and take actions to step up the pace
5. Keep track of our key competitors’ development plan and feedback to senior management with details
6. Hold regular meeting or contact with property agents, major developers and our strategic partners for update of the market and potential sites
7. Make sensible sales forecast for a potential site based on traffic, consumer quality, convenience, commercial environment and future sales development
8. Work with finance to establish IRR for a potential site and prepare documents for signing a letter of intent
9. Collate all documents and traffic data relating to new site proposal and prepare an IRR pack to submit to finance for HWL approval
10. Meanwhile work with the landlord and our HK legal department to finalize the details of the rental contract and upon HWL approval, arrange the final contract to be signed
11. Ensure all necessary licenses are timely ready for new store opening.
12. Maintain good relationship with landlord and property management.
13. Liaise with landlord/management to review rental when store not performing or to resolve store issues related to the property
14. Negotiate aggressively with landlord for internal & external signage locations and to conclude on terms soonest possible
Key measuring parameters
1. IRR sales performance of new store
2. Achievement of new store number target
3. Percentage of rental to sales
4. Average number of external signages per store
5. Timely delivery of new store license
Qualifications
1. Below 35 years of age
2. University graduate
3. At least 5 years related working experiences in site selection and lease negotiation.
4. Good leadership, self-motivation, negotiation skill, and aggressive mind
5. Frequent traveling
