职位描述

Job Title: Operations Manager
Organization: Philips Real Estate
Location: Shanghai Tian Lin Road
The purposes of this position are:
To ensure best client satisfaction considering the given budget
Reporting Line:
a) Direct Governance
- Higher hierarchical reporting line:
Operations Director Greater China
- Lower hierarchical reporting line:
None
b) Indirect Governance:
- Indirect Subordinate Reporting Line:
JLL Site Manager Shanghai Offices
c) Cooperative Department:
HR, F&A, PRE Portfolio Planning, building users (departments)

Key Areas of Responsibility:
· Execute Shanghai & East China offices daily operations, focused on challenging user requirements and managing user priorities. Manages conflicting priorities between end users, PRE requirements and JLL capabilities
· Maintaining effective communication with local Sector/Dept on office service for continuous improvement. Measures and guards customer satisfaction and ensures proper customer intimacy
· Ensure that Strategic Partner defines, leads and optimizes adequate supporting and continuous improvement processes
· Review and approve work (weekly and monthly) in order to assure a quality outcome for high customer satisfaction.
· Identify annual budget and make agreement with JLL to control the annual spending
· Manage projects (below 250k Eur) based on business requirements.
· PRE database maintenance (Property Track)
· Scope: office services in building maintenance, engineering operation, housekeeping, security, food service, receptionists, staff transportation, space management, admin and etc.

Job Requirements & Skills
· Proactive, team work, reliable and can work independently with strong service consciousness
· Multi-tasking ability and strong priority management skills
· Team player with the ability to build relationships to achieve successful results
· Showing high level of organization sensitivity and sensitivity for people
· Supplier management skills in a Business Process Outsourcing (long term) environment
· Communication skills in English, both in writing and verbal
· Strong drive to implement the PRE OM vision and operational improvements
· Technical affinity and Real Estate / FM background preferred
Experience: > 5 years
