General Purpose of Position:
To provide China regional real estate project support to achieve efficient and economical transactions on behalf of the corporation and its business units.
key elements
Bachelor's Degree Required (engineering would be good but not essential)
MBA degree preferred
Experience of negotiating Real Estate transactions for industrial and commercial properties
Experience with both "buy' and "lease' transactions
Experienced in dealing with local governments to seek incentives for investment
Knowledge of and relations with major Real Estate players in the market
Familiar with the structure of Real Estate Contracts

Major Duties and Responsibilities:
¨ Serve as internal point of contact for assigned real estate project activities, with a focus on workflow processes, responsibility and accountability.
¨ Ensure that strategic and tactical practices are effectively utilized in the acquisition, disposition, funding and management of the regional real estate portfolio.
¨ Determine the highest & best use, viable alternatives as well as the long-term & short-term strategic plans for each real estate project activity. Identify cost savings or avoidance opportunities and develop benchmark models to evaluate the success of real estate services provided.
¨ Establish transactional structure in order to accomplish the most efficient and cost effective manner in concluding a particular real estate activity. Determine financial liability (or benefit) and compare assigned real estate activity cost against the benchmark objectives.
¨ Provide timely and accurate reports to exploit opportunities and minimize occupancy costs, including real estate tracking and benchmarking reports as well as project status updates.
¨ Negotiate and approve specific real estate transaction documents; define facility layout and property configuration; coordinate landlord or tenant improvements, repairs or required maintenance.
¨ Implement consistent alignment with real estate service provider organizations to ensure proper application of resources. Effectuate initiatives to maximize property disposition proceeds, discount property acquisition costs and resolve property ownership or leasehold disputes.
Skills and Abilities:
· Advanced knowledge of real estate acquisition and disposition principles and practices.
· Ability to manage external real estate resources.
· Demonstrated leadership skills to direct team activity in problem solving.
· Working knowledge of inter-departmental or group relationships and program objectives.
· Highly developed oral and written communication skills, with high level of analytical ability.
· Computer skills including competency in electronic information systems, word and excel.
· Knowledge of and the ability to liaison with local development zone authorities on real estate issues.
Education and/or Training:
· College degree.
· Previous experience in corporate real estate managing projects and programs.
