1. 负责制定，完善和规范部门各项规章制度和工作程序，确保部门工作开展有章可循；

2. 全面负责公司客服部门的日常管理工作，确保客服部门工作目标实现，对总物业经理负责；

3. 处理物业服务过程中各项重大投诉，处理各类突发事件；

4. 统筹部门跟进物管费收缴催收，确保物管费收缴率达90%或以上；

5. 负责定期安排和拜访客户，调查业主意见，确保业主满意度达90%或以上；

6. 与各政府部门保持融洽关系（公安，环卫，供电，供水，社区等），与其经常性保持沟通联系，为小区管理创造良好的外部条件；

7. 按照公司要求，对部门内各级员工进行绩效考核，做好客服部员工绩效评估，人员晋升，薪酬调查，奖惩建议；

8. 参加发展商定期召开的会议，跟进会议各项要求并跟进结果汇报；

9. 按照公司和发展商要求，负责审核和完成部门各项报表，月度工作报告等；

10、上级领导安排的其他工作。

任职要求：

1. 年龄40岁左右，形象良好，有相关执业资格证；

2. 8年以上大型物业公司住宅管理经验，5年以上知名物业公司项目管理经验（五大行优先）；

3. 熟悉物业管理，安全管理各项相关法律，法规及物业各环节运行管理操作流程；

4. 具有较强的计划，组织，领导，协调，沟通和控制能力及文字功底；

5. 有一定的谈判能力和培训讲解能力。
