POSITION DESCRIPTION
BUSINESS UNIT: Enterprise Property Group
FUNCTION: Facility Management
TITLE: Facility Senior Operation Manager
RESPONSIBILITY LEVEL:
Responsible for managing the day to day operations of JCI APAC New Campus facilities to ensure the operations, maintenance, and vendor management standards of the contract are met in a cost effective, safe and efficient manner. This includes the management of CBRE account teams and also the JCI soft service supervisor, who manages employee services.
This role shall liaison with internal customers and stakeholders to understand business needs, address key issues, forecast business growth, plan site strategy and solutions accordingly. Is responsible for creating operation guidelines by working with customers and stakeholders to deliver the regional facility management and achieve customer satisfaction in accordance with approved guidelines and budget.
PRINCIPLE DUTIES:
1. Supervise and manage the performance of the CBRE account teams.
2. Interface and liaison with customer regional and site management to understand business needs, key issues and business growth and plan accordingly for strategy and solutions. Achieve customer satisfaction on facility services.
3. Be able to initiate and drive required new processes or procedures on the regional or site level basis by working with customers and stakeholders to address new business needed or solve key business issues.
4. Identify the gaps of services and improvement plans to drive continuous customer satisfaction.
5. Ensures all facilities are operated and maintained in a cost-effective, and safe conditions and meet customer requirements and satisfaction in accordance with the approved budget.
6. Prepare/plan overall facility budget and review/approve all related budget and spending from CBRE account.
7. Will work with CBRE account team and JCI Procurement on all sourcing activities.
8. Communicate operating philosophy, objectives and expectations to site operation managers or CBRE account managers in a continuing effort to build the regional or site team.
9. Establish process performance metrics and track,analyze and report performance in terms of quality, safety, cost, and customer satisfaction.
10. Take corrective actions to bring about required change and ensure the level of facility services and specified standard.
11. Resolves problems and conflicts and maintain open communications with the customers to ensure satisfaction.
12. Support any initiatives related with M&A, emergency preparedness and response, EHS, energy saving programs, etc.
13. Support projects in the assigned sites including design review, commissioning of systems, and final acceptance of the new sites or offices from operation perspective.
14. Drive cost saving initiatives by utilizing all JCI resources to reduce costs.
REQUIREMENTS:
1. Bachelor’s degree in electrical, or mechanical or equivalent experience required. HVAC with Electric/ELV/AV experience is preferred.
2. More than 15 yrs of experience in facility management or building operations required. Having experience of being a site manager managing campus of more than 2,000 people for more than 8 yrs is preferred.
3. Have experience of being as a leader managing the customer satisfaction for facility services.
4. Demonstrated super interpersonal skills, communication skills and ability of influencing without authority.
5. Demonstrated leadership abilities and organizational skills.
6. Strong stakeholder management skills
7. Open-minded, very good listening skills, be proactive in seeking customer feedbacks, very responsive to customer feedback and concerns.
8. Process-driven and able to initiate new processes by working with key stakeholders.
9. Must be a team player.
10. Contract Management experience required.
11. Financial acumen and experience of budgeting.
