New Site Survey function
New site check on construction conditions and verify the validity of landlord’s fire certificate.
Endorse the new site delivery document when doing the hand-over with landlord.
Conduct the new project inspection of delivery. For example: architecture structure, electrical, plumbing system, air condition system and fire system, etc.
Visit the potential new site with the help of Property team.
Help property team the new projects before signing off lease contract
Prepare the Capex estimate for the new project.
Prepare and tracing all new project documents for lease contract (layout drawing, façade signage image, construction delivery condition, information document, etc…).
Push forward all the process under schedule in design and construction aspects.
Manage the new projects design and construction
Organize site survey with designer & QS.
Trace and push out the construction drawing on time, lead layout plan approved process, check full pack drawing, and organize design kick off meeting.
Make the whole project schedule including all relative departments.
Hold the kick-off meeting and design clarification meeting before starting the construction.
Make all new store purchasing order to suppliers and tracing the process.
Check the site at least five times (site design survey, site delivery, interim inspection, final inspection and handover to operation team, monthly inspection).
Update the report to all relative departments about the new store information.
Check the construction quality.
Ensure the fire-fighting certificate obtained on time.
Manage the new store handover
Ensure all aspects of construction meet Costa new store standard.
Manage and be ready on duty to handover to operation team.
Follow and fix all the snags after handover to operation.
Deliver the report about suppliers’ service, quality check, and investment analysis.
Re-check the store two months after store opening and collect feedback from OPS.
Overall manage Repairs & Maintenance team
Weekly review with R&M supervisor.
Improve the vendor management in terms of vendor performance appraisal, vendor selection and price negotiation.
Motivate the R&M team continuously to build up an effective and disciplined team.
Regularly communicate with other department in terms of collaboration across departments.
Finance and other department work
Apply for the budget list of construction & equipment before construction.
Making plan to help other departments preparing for the new store products and license.
Sign off the PO list of the new store with store manager and backup to finance team.
Apply for the finalized list of construction & equipment, cost management.
Regularly check with Finance department regarding the outstanding payment and fixed asset registration.
Essential:
Civil Engineering or related major, Bachelor or above.
Relative construction project management experiences on foreign food or retail chain for at least 8 years.
PMP or other Project Management Certificate required
Experiences on facility management required
Good spoken and written English
Excellent communication skills
Efficiently use some essential software (i.e. AutoCAD, MS Office, Project, etc.)
Be willing to work under pressure
Team-work spirit.
Desirable:
Be familiar with all parts of the construction drawing (decoration, structure, HVAC, Plumbing, fire-fighting etc...)
Related team management experiences
MBA is preferred
Highly self-motivated and open-mindedness
Strong negotiation skills
