Overall Aim of the Job (Mission):
Manage shopping centre Electrical Power Equipments and Systems to meet shopping centre commercial and technical operations needs. Manage and monitor outsourcing maintenance Co. to fulfil their jobs and responsibilities. 负责购物中心电气设备和系统的管理,以达到购物中心商业和技术运营的要求;管理和监督电气系统维护外包方执行正确,高效,可靠且经济的运营和维护服务。
Responsibilities 工作职责
General
To be responsible for shopping centre Electrical and Power systems and Equipments (Voltage > 36 V) to ensure proper operation and maintenance. Ensure systems and equipments are properly operated, maintained and documented through standard O&M SOP.

Specific
- Understand and implement Systems and Equipments Operation and Maintenance SOP and all other necessary documents such as Risk Manual and Operation Regulations, etc requirements.

- In charge of leading the team to ensure that the quality of testing & commissioning of systems and document management.

- Be responsible for leading the team to perform work order management (CAFM) for shopping centre to make sure that electrical power systems breakdown maintenance and distribution of work order timely and effectively.

- Work with other Engineers to monitor and promote the project renovation issues and ensure it will be done on time.

- Participate in the technical evaluations of FM Company, vendor’s capability and capacity. Manage FM Company, vendors and suppliers to continuously improve service quality.

- Report to Facility management team regarding technology & operation problems timely, provide the reasonable solutions. And also in charge of systems and equipment daily inspection & maintenance which need to control the timeliness & quality.

- Seek the optimized operation through effective using of BMS, FMS, etc through training to save utilities, running and maintenance cost. Implement energy saving/conservation programs.

- Review the tenant M&E drawings, and work with Tenant Coordination to manage the construction quality and concealment & as-built acceptance.

- Support the work of fire Engineer to participate in creating emergency management program and implementation, cooperate with other professional Engineers to ensure the operation in smoothly.

- Work with Shopping Centre management team to implement key programs, best practice and lesson learned sharing.

Qualifications 任职资质
- Bachelor Degree in Electrical Engineering or Power System电气电力专业本科学历
- 8+ years solid Operation and Maintenance working experience八年以上运行和维护工作经验
- Good knowledge in electrical power supply and distribution systems. Rich experience in electrical power system operation and maintenance. Familiar with electrical HV, MV, LV and Control equipment and systems very well. Familiar with BMS system.
