职位描述:

1、对销售指标合理统筹、平衡和分析；

2、负责项目销售前、销售中和销售后的项目调查、定位、宣传、推广等工作

3、根据销售计划编制年度营销成本预算，有效进行成本控制

4、制定本项目年度营销任务及营销可行性方案，负责计划执行及策略调整；

5、 建立与优化公司企业形象，规划执行公司品牌策略

6、根据企业发展战略，对目标市场进行研究与选择，组织编制年度市场开发计划，制定与实施；

7、对营销队伍的建设、管理和培训；

8、与客户沟通收集项目信息及意见反馈并根据情况调整，带领销售人员完成销售任务；

9、编写和审查销售合同。

10、负责项目销售前、销售中和销售后的项目营销管理等工作。

Job Specification:

1, Plan the sales targets as a whole, balance and analyze the sales targets;

2, Be responsible for the project survey, positioning, publicity and promotion before, during and after the project sales.

3, Formulate the annual marketing cost budget according to the sales planning, and effectively control the cost.

4, Make the annual sales tasks and marketing feasible, be responsible for planning implementation and strategy adjustment;

5, Establish and optimize the enterprise image, plan and implement the company brand strategy.

6, According to the enterprise development strategy, research and select the target market, develop, formulate and implement the annual market development plan;

7, Set up, manage and train the marketing team;

8, Communicate with customer to collect project information and feedbacks and adjust according to condition, and lead sales team to complete the sales task;

9, Formulate and review the contracts of sales.

10, Be responsible for the project marketing management, before, during and after the sales.

任职资格：

必备条件

1、房地产营销、市场营销策划、建筑等相关专业，正规院校本科以上学历；

2、具有3年以上大中型房地产项目策划和营销管理工作经验，担任过项目销售经理同类职位2年以上；（条件优秀者择优录取）

3、、需派往河南项目公司任职。

从优条件

3、具有优秀的资源整合能力和市场敏感度，熟悉国家相关行业政策法规，具备一定经济法规，财务管理，统计等知识

4、熟悉项目策划，营销策划，媒体传播知识及广告制作，本地房地产市场情况和动态；

5、能在营销总监的指导下完成公司下达的销售任务；

6、具有良好的语言表达能力、组织、沟通、协调、判断与决策的能力。

Requirement on Incumbent:

Must have

1, Bachelor degree or higher, major in real estate marketing, marketing planning, construction, and other related majors;

2, At least 3 years of large and medium-sized real estate project planning and marketing management experience, as a project sales manager or similar positions 2 years or above; (excellent candidates are preferred.)

3, Will be sent to Henan province in Henan.

Nice to have

4, Have excellent resources conformity ability and market sensitivity, familiar with relevant national industry policies and regulations, have a certain knowledge of economic laws and regulations, financial management, and statistics.

5, Familiar with project planning, marketing planning, media communication and advertising production, the local real estate market conditions and dynamic;

6, Complete the sales tasks under the guidance of the sales director;

7, Have good language skills, organization, communication, coordination, judgment and decision-making ability.
