主要工作职责及目标：

· 负责项目交接，监管维护土建结构，包括所管理物业日后的改进工作。

主要任务和活动：

· 主持新建筑测试验收；

· 编写土建结构和装修的养护计划；

· 计划并管理建筑改变和改善工作；

· 监督招标和报价选择过程，保证遵循公司制度；

· 评估承包商服务，保证维护达到希望标准；

· 准备并管理预算，监督库存；

· 协调及管理租户装修工作；

· 与内外部客户配合；完成维护，修改和改善工作；

· 监督员工表现，安排指导员工培训课程；

· 和政府部门联系，保证所有更改和改善工作都符合政府要求及规范；

· 接听紧急电话，并可按照需要随时待岗服务；

·

技能、资质及工作经验等方面的要求：

· 拥有建筑、结构或土木工程学位，持有相关专业资格，如HKIA、HKIS、CIOB或者中国大陆相关专业认证，如：注册建造师，注册结构师；

· 8年以上相关工作经验，其中至少3年大型高端商场和甲级写字楼项目管理级别工作经验；有内地外资公司背景，和海外公司及外国客户联络经验优先；

· 有“中国注册物业管理师”或“物业企业经理证书”优先考虑；

· 良好的人际关系，有协调内外部共同工作的能力；

· 有可信管理领导工程部员工工作的记录；

· 有深厚环境职业安全知识，有节约能源，可持续发展的意识；

· 熟练使用微软办公软件和AotoCAD；

· 良好的中英文口语和读写能力。
