Major Responsibilities and Objectives
主要职责:
? Assists the Assistant Director for smooth and quality operation of the property centre.
? Ensures effective and quality management and maintenance of property centre and in its service delivered to its customers.
? Negotiates on general leasing and tenancy renewal, short term licensing and prepares related documents for Assistant Director's approval.
? Achieves the required occupancy rate and maximises rental.
? Shares responsibilities of budgetary control, rental collection and income protection.
? Develops and maintains good relations with tenants and prospects, and related Government departments.
? Manages tenant fit-out and renovation projects in the property centre.
? 协助副总监使物业中心平稳和高质量运作
? 确保有效且高质量地管理和维护物业中心,为客户提供优质的服务
? 洽谈一般租约、续约和短租,准备相关的文件以备副总监审批
? 力求达到要求的入住率和最大化租金收入
? 对预算控制、租金收取和保证租金收入负有有分管责任
? 与租户、潜在租户及相关政府部门发展和维持良好的关系
? 管理租户装修和物业中心重整项目
Skills, Qualifications and Experience Requirements
任职要求:
? University graduate of a real estate or business or commercial discipline, with a minimum 5 years experience in retail or office leasing and property management
? Relevant professional qualifications such as Surveying or equivalent would be an advantage.
? Fluent spoken and written English and Mandarin
? Good negotiation, communication and interpersonal skills with a strong customer service oriented attitude
? Exposure in working with foreign companies in the PRC, and in liaising with international companies/clients would be an advantage
? Good sense of market, and attention to details.
? Conversant with the use of PC in particular Windows, MS Word and MS Excel.
? 正规大学房地产、商业管理等专业毕业,有至少5年商业或写字楼招商及物管经验
? 具有相关专业资格,如测量师专业资格或同等资格将优先考虑
? 流利的中英文口语和写作
? 良好的谈判沟通能力,丰富的人际关系处理能力,且具有较强的客户服务意识
? 具有中国外资企业工作背景并有和国际公司/客户联络经验的将优先考虑
? 具有良好的市场意识,关注细节
? 熟练使用Windows操作系统、 MS Word和Excel
