The Client:

Our client is the market leading global financial and professional service firm that specializes in the real estate sector. They are renowned across China and the world for a continuing high level of excellence in service delivery and professionalism. Due to growth in the Asia pacific region, they now require an experienced design manager to join their dynamic team in Beijing.


The Role:

· Ensure that all design consultants involved in the project to work together effectively:

· Coordinate all design activities throughout the project including interior design activities

· Drive design/value engineering throughout the design and planning stages

· Coordinate between designers and client stakeholders so that client standards and requirements are reflected in the design

· Initiate and chair regular design review meetings with the project team.

· Coordinate selected designer through regular meetings, instruction and minutes to meet client approved functional and aesthetic requirements, including insurer requirements or corporate specifications.

· Coordinate designers to align the Design program with the Procurement program

· Oversee the design development to advise client on best-practice design solutions.

· Monitor the consultant performance against the master project schedule and advise on progress.

· Obtain design delivery schedules from Design team and notify delays to Project Manager.

· Identify specific Hold Points that will require specific Client decisions during the design development process.

· Manage the process of design change order issuance and approval.

· Co-ordinate designers and contractors for regular site inspection to ensure site installation complying with design.


The Person:

· A degree in architectural, civil engineering, or MEP engineering related discipline or related field or a combination of formal education and work experience in excess of five (5) years, all of which must be related to all aspects of Design/Construction/Project Management

· A strong understanding of all aspects of Development Management including, financial appraisal, risk management, negotiation, etc.

· Sets objectives and measurable goals and motivates their team to achieve them.

· Acts as leadership role model by behaving consistently with cultural requirements

· Coaches and develops staff and provides regular feedback and guidance.

· Sets stretch targets for self and others, and rigorously monitors and manages individual and team performance.

· Develops and monitors plans for team operations

· Is able to make tough decisions that resolve problems or improve operations.

· Actively searches out improvement opportunities and empowers team to implement them.

· Promote open, constructive and collaborative relations with superiors, subordinates, peers and clients.

· Regularly communicates plans and performance in a clear and motivational manner to employees.

· Listens effectively and communicates through actions and example.

?在建筑，土木工程，或MEP相关学科或相关领域取得学位或拥有超过五年设计/施工/项目管理或相关经验，

?发展管理经验丰富，包括财务评价，风险管理，谈判等

?设定目标和激励团队来实现这些目标。

?领导并提供示范作用。

?教授和指导员工。

?定期设置目标，并管理个人和团队的业绩。

?监察团队工作计划

?坚定和理性地解决问题。

?探讨和执行改进的地方。

?维持与上级，下属，同事和客户有建设性和良好的合作关系。
