岗位职责：
1.负责整个项目销售过程的控制，确保项目产品销售计划的实现；
2.参与制定总体营销计划和市场推广计划；
3.根据市场调研情况及产品定位，拟定销售价格方案。
4.负责全面管理销售部的人事和相关事务。
5.协助营销总监制定公司总体营销计划和市场推广计划。
6.制定部门阶段性销售工作重点，处理日常销售中的客户房屋疑难问题。
7.分析、统计销售状况并制定销售计划，监督、控制销售工作的开展。
8.关注竞争楼盘信息，掌握其动态，组织部门人员进行针对性市场调查。
9.收集产品相关信息，参与户型、总平及相关配置的确定。
10.拟写培训用产品说明书及销售合同等格式文件，负责销售人员的入职培训。
11.参与对大宗客户购买的谈判。
12.负责与其他部门协调销售过程中产品及其他物业服务等重大问题。对产品销售过程中销售数据、资料不完善或不合理的地方进行协调解决。
13.指导及监督现场物业服务人员的工作效能及服务态度，并根据实际情况给予绩效评估。

任职资格：
1、负责过房地产项目销售管理工作，具有丰富的销售工作经验和优良的销售业绩。
2、熟悉房地产销售及物业管理方面的政策法规，了解房产部门的工作程序，并具有一定产品研发和市场策划能力，有准确的市场判断能力和应变能力，并具备突发事件处理能力。
3、对市场有较强的敏感性，趋于前瞻的思考力和策略观。
4、具备出色的沟通能力，并具有高度的团队协作精神和敬业精神，良好的职业道德和抗压能力。
