该岗位薪酬60-70万，为公司本部岗位。
岗位职责：
1. 项目前期工作
1) 参与项目前期产品定位研究与评审，提出相关建议；
2) 参与项目概念设计、方案设计、扩初设计、施工图设计的成果评审；
3) 督导施工前工程管理各项准备工作的开展。
2. 项目工程计划管理
1) 指导项目工程部编制项目工程进度计划、质量计划；并监督落实；
2) 组织编制各类产品的工程计划模板。
3. 工程技术管理
1) 负责组织建立、完善公司工程技术标准和工程质量标准；
2) 督导图纸会审，对图纸中存在的问题进行及时修正；
3) 组织技术骨干力量对项目的关键技术难题进行科研攻关，进行新工艺、新技术的研究和应用；
4) 对项目工程的技术管理和质量管理进行监督、指导。
4. 工程进度管理
1) 参与评审项目一、二级节点计划；
2) 审核月度项目工程进度计划的完成情况；
3) 负责组织检查各个项目工程的进度，通过组织和协调确保各项工程如期完成；
4) 监控工程进度，分析项目进展过程中出现的各种变化，并做出对策；
5) 协调相关部门配合项目施工。
5. 项目成本控制
1) 根据公司确定的项目成本目标，参与项目成本控制；
2) 按权限审核设计变更及技术核定及工程指令、工程签证。
6. 质量安全管理
1) 指导制定项目工程质量保证方案；
2) 指导项目质量技术标准、规程的落实；
3) 协调组织解决项目施工过程中遇到的技术难题或与设计要求不相符合的重大问题；
4) 组织检查项目工程质量通病防治情况，并汇总分析和总结；
5) 成立质量检查小组，定期进行质量、安全检查；
6) 指导处理工程重大安全及质量事故,协助拟定处理方案并监督完成情况。
7. 项目验收与交付
1) 督导施工过程的分阶段验收和竣工验收；
2) 配合组织项目交房。
8. 工程供应商管理
1) 参与工程、监理、材料、设备类采购的招标工作；
2) 组织本部门对与工程相关的设计、施工、监理单位、材料及设备供应商的履约评估工作。
9. 公共关系维护
1) 加强与施工单位、监理单位、设计单位、材料设备供应商等外部合作单位的协作关系；
2) 参与处理公司重大突发事件。

任职资格的具体描述：
1． 教育背景：房地产相关专业本科以上学历。
2． 专业知识：熟悉房地产项目开发、营运全过程；熟悉地产行业的相关政策和法律法规；熟悉工程 开发及现场施工过程管理，对工程规划、设计、造价、预算、控制、施工管理有深刻的理解及实际操作经验。
3． 工作经验：8年以上房地产行业管理工作经历，5年房地产企业工程管理工作经验，至少3年以上高层管理经验。
4． 其他要求：具有较强的事业心和责任心；有较强的团队管理能力、统筹和实施的能力，创新能力强、思维开阔，有出色的沟通能力和领导能力。
