职位描述
岗位职责: 1、全面了解项目现场公用设施设备的情况，并组织实施这些设施的运行和日常维护保养； 2、组织各专业工程师制定各种设施的运行标准和程序和维护程序以及作业指导书； 3、组织工程师对员工实施专业培训和进行员工日常管理和定期进行员工绩效评估； 4、针对客户的专业咨询要求组织工程师和技术人员进行评估，提出专业咨询意见； 5、负责领导现场小型增改项目的招标评估、项目实施、验收等工作； 6、针对现场的各种运行、日常工程人员管理、供应商管理、客户关系维护等撰写各种报告和总结； 7、监督和管理项目现场的设施运行维护管理的各种事宜； 8、定期组织动力设备设施运行状态评估（至少每年一次），及时发现较大的设备/系统问题或风险； 9、制定并实施各种设施的应急故障处理，确保客户正常的生产和办公，写出调查报告和实施整改措施； 10、负责审查和平衡设施管理团队的日常预算和支出；
任职要求: 1.35－50岁，全日制大学本科以上学历，工科专业，有3年以上外企相关工作经验，6年以上5万平米以上大型物业管理经验或大型工厂厂务管理经验，具有较强的资源运用能力和组织、计划与执行、控制、指导、沟通的能力，具有较强的综合事务处理能力。2.熟悉暖通、强电、弱电、消防、变电站、楼宇自动化、装修装饰、房屋本体等设备、设施的原理及日常维护要求。 3.有大型物业或工厂前期运作经历，熟知竣工验收、承接查验、设备试车等相关工作流程。 4.能够在复杂的工作环境中平衡项目所涉及的部门及供应商之间的意见，拥有较强的影响力与谈判能力，有较好的供应商管理经历。 5.有较强的计划编制能力及组织协调能力。6.掌握基本专业英语，精通Office（Exel、Word、Powerpoint等）办公软件。 7.态度积极、正直、敢于承担责任和挑战、有服务意识。
