主要工作职责及目标：
· 确保所有暖通空调机组，消防，给排水设备的安全有效运行。

关键工作任务及活动：

· 监督工程技术人员完成有计划的维护和故障维修工作；
· 计划，协调，并执行改正或改进方案；
· 为故障排除，修复楼宇系统和设备提供指导；
· 制定并实施维修计划，安全标准，并确保执行；
· 编制招标文件，规范，设计和估算维修及改进工程的成本；
· 管理服务供应商表现；
· 协调有关暖通空调及给排水节能研究；
· 与内部外部客户，政府部门协调联系，以完成工作需求；
· 处理维修工作的咨询和投诉；
· 对租户的装修给予意见及监督；
· 准备并监督年度维修花费预算；
· 按照公司的安全规章制度实施日常管理及操作。

技能、资质及工作经验等方面的要求：
· 楼宇设备或机械工程专业，或拥有同等效力的专业机构认证。如MHKIE，MCIBSE，中国国内注册专业工程师，注册专业物业管理师；
· 6年以上大型商场和甲级写字楼设备运营及维护相关经验；至少3年在督导级别；
· 拥有丰富冷水机组，冰蓄冷系统，冷却塔，锅炉安装设计，设备试运行，日常管理及维修经验；
· 熟练使用微软办公软件和AotoCAD；
· 良好的中英文口语和书写能力。
