主要工作职责及目标：

· 协助工程师/助理工程师监督技工和承包商进行管理物业内消防/给排水设备的日常运行和维护。

主要任务和活动：

· 检查消防/给排水系统的运行状况、控制状态，审阅运行记录，分析运行数据，发现异常

立即处理；

· 与租户代表协调和磋商承租单元内的有关消防/给排水设施的装修和维护；

· 准备工程方面的书面报告，比如工地现场勘测报告；

· 监督和督促技工和承包商关于消防/给排水设备的装修、改造和维护工作；

· 完成自己的本职工作或上级安排的其它工作；

· 能轮班工作，随时回到岗位处理紧急维修；

· 提出对消防/给排水系统维护保养的计划，上报工程部审定，并负责组织实施；

· 协助进行库存管理，定期上报设备备件及维修材料购置计划；

· 做好所属人员的排班安排及考勤工作，并定期向班组工程师报告；

· 贯彻执行物业工程部制定的各项规章制度，督促检查下属员工严格执行安全操作规程、运行规程等，并起到模范带头作用。确保设备及人员不发生安全事故。

技能、资质及工作经验等方面的要求：

· 具有大专相关技术专业以上学历

· 持有有关部门颁发的消防/给排水资格证、上岗证

· 具有5年以上大型商业建筑消防/给排水设施运行维护的经验，其中2年以上在管理级别

· 具有工程部基层管理、人员调配和设备维修的组织经验，专项设备故障处理经验

· 愿意在必要时不定时工作

· 熟练操作电脑及办公软件
