JOB DESCRIPTION

POSITION: DGM, Acquisition & Development
LOCATION: Chengdu
Company Information:
The client is one of the leading international owners, developers, operators and fund managers of first class real estate. They are currently recruiting a DGM to be based in their ChengDu office .

Responsibilities:
Responsible for providing support in execution of development projects, both new construction and
redevelopment, and, for sourcing and performing due diligence on transactions related to new development
? Support site analysis.
? Support review of relevant site documents.
? Attend meetings with various public entities re: zoning, financing packages,environmental, incentives.
? Review basic zoning diagram with design and construction consultants.
? Conduct periodic site/neighborhood visitations.
? Support establishment of development options, including prepare and present market data
information.
? Meet with consultants and architects to review use and programming assumptions.
? Support preparation and presentation of preliminary development options internally.
? Support Creation of project timeline.
? Research and present city incentives/special financing packages.
? Support in the preparation of financial analyses.
? Create and maintain financial analyses and development models.
? Coordinate with D&C, Leasing, Sales, Property Management, Finance and Accounting to
derive project hard costs, leasing, operating and financial assumptions.
? Coordinate with public agencies/entities to derive special project financing/incentive
? assumptions.
? Coordinate with partners (if any) to derive most advantageous equity and capitals
? structure.
? Prepare project and partner level scenario/sensitivity analysis.
? Coordinate proforma reviews with project team and department heads.
? Attend meetings with clients to present development options.
? Analyze project capital/partnership structure options.
? Support site assemblage/acquisition/contract negotiations.
? Support negotiation of documents.
? Prepare and present valuation of land, confirm land valuation through market information.
? Support negotiation with landowners.
Support review of property title.
? Review possible existing tenancy and termination options
? Prepare DocNet reports and client materials including proforma analyses, reports, and
? presentations.
Support research and exploration of new business opportunities.
? Support acquisition efforts through market research and assumption development.
? Attend meetings with brokers and property owners to realize new opportunities.
? Attend meetings with relevant city authorities to explore possible development assumptions.
? Prepare responses to RFPs.
? Attend pentaplan meetings.
? Support preparation and review of due diligence and draft documentation.
? Support all project specific functions (D&C, finance, leasing, marketing and sales, management)
throughout development processes.

Requirement
? The DGM must be able to perform the duties of the job.
? 5-10 years real estate industry experience and a minimum of 3 years in real estate
investment/ development.
? Strong analytical capabilities.
? Ability to use MS Excel at an expert level.
? Knowledge of how real estate and finance related assumptions affect project cash flows.
? Ability to and has sufficient knowledge of computer software currently utilized by theCompany.
? Ability to travel between cities, floors and buildings in order to effectively communicate
all project assignments.
? Ability to understand and communicate in English, both verbally and written.
