Major Responsibilities and Objectives:
· Assists the Assistant Director on the leasing and smooth and quality operation of the property centre.
· Solicit and review prospective tenants from the market. Review tenant performance. Negotiate new lettings and renewal in accordance with budget target and the leasing strategy of the centre;
· Ensures quality management and maintenance condition of property centre and in its service delivered to its customers.
· Manage tenant fitting out submission and works programme to ensure landlord’s requirements are met, and provide support to tenant.
· Monitor the collection of rental and other charges and follow up on arrears.
· Maintain good relationship and keep close communication with tenants for the centre’s daily operation and on the tenant’s performance;
· Coordinates with other department to ensure quality management services are delivered to tenants and are impletmented in the centre
Major Tasks and Activities:
· Handles leasing enquiries and updates the Assistant Director and Portfolio Managers on latest leasing trends and interest in the market. Follows on discussion and negotiation;
· Negotiates lease renewals terms and prepares recommendations and rental proposals;
· Prepares letters of intent, tenancy agreements, licence or other relevant leasing documents for both new lettings and renewals
· Assists in preparing the annual and five-year budget on income and expenditure of the property centre.
· Prepare sales report, rent roll and other business reports as required.
· Meets with tenants regularly to develop relationship, to address concern and to obtain feedbacks.
· Handles tenant’s enquiry and provides assistance and guidance as a professional manager.
· Develops good working relationships with property agents to cover the market on potential tenants and on market movement.
· Manages tenant fitting out and renovation; coordinates with the tenant’s working teams and the property centre’s technical team to ensure timely and quality completion.
· Coordinates with both technical and building management teams on security, repairs, maintenance and improvement of the property centres, and of the tenant premises where necessary.
· Handles general property management matters and insurance matters.
· Manages and supervises staff members reporting to this position.
· Conducts site inspection with prospects and provide all necessary information
· Monitors tenants’ shop display and signage and ensure they are up to landlord’s requirements
· Monitors tenants’ POS installation and ensure they are up to landlord’s requirement
· Works with tenants to ensure they obtain all the necessary licence or government approval for business operation
· Works with technical team for handover and handback of premise, including preparation of handover documents
Skills, Qualifications and Experience Requirements:
· University Graduate in property, commerce or business administration and over 4 working experience with minimum 2 years in good quality commercial property leasing and management.
· Professional qualification in the real estate industry would be an advantage
· Excellent spoken and written Chinese and English.
· Good negotiation skills
· Presentable, outgoing and with good customer handling skill
· Strong self initiative and can work under pressure
· Previous experience in working in a multi-national company, in a multi-national team and in handling multi-national customers and clients would be an advantage
· Good PC knowledge in Windows, Words, Excel and Powerpoint
