Our client is well known developer. They now seek experienced design manager to join their team in China for mixed used project.

Responsibility



Provide leadership to drive internal approval of the design development/deliverables, in collaboration with the Core Group of Design & Construction, and other project team stakeholders, beginning in the concept phase and through to completion of construction documentation.


Assist the Development Manager in the formulation of the project program.


Generate alternative design concepts, massing studies, and test fits for the project site based on code and zoning requirement reviews.


Work with the Core Group of Design & Construction and Project Director to thoroughly understand pro forma assumptions and planning criteria in order to manage the delivery of the design to the approved project budget and schedule.


Develop, monitor and update the design schedule.


Monitor and control design to meet approved project budget.


Provide input into the development of project budgets both for hard and soft costs and schedule as it relates to the design phases.


Refine and implement the firm's design standards, management tools and guidelines at the project level.


Develop the project specific design brief and resolve standards to be applied to the project.


Implement standard operating procedures and guidelines throughout all project phases.


Collaborate with appropriate stakeholders,, on the selection and management of the design team architects (Design Architects) and design consultants (Design Consultants), Local Design Institute ("LDI"), local design consultants, and the overall vision for the project.


Assist internal stakeholders in * *in managing the Design Team during the Concept Design and Schematic Design phases of a project.


Manage the Design Team, with the support of stakeholders in during the Design Development Construction Document phases of a project.


Support the project team in the development of and implementation of a procurement strategy for hard and soft costs/consultants.


Provide leadership, and collaborate with the project's Contract Manager and Project Executive, for the engagement, appointment and negotiation of the design team members.


Support the Contract Manager (or other members as appropriate) and develop scopes of services for project design team members, including integrated responsibility matrixes.


Work with internal stakeholders (S&A, marketing/leasing, development, property management, sustainability, etc.) during the design development process to ensure the project properly identifies and achieves key objectives ranging from LEED certifications, property management standards, security issues, marketability, flexibility, efficiency, etc.


Provide overall vendor account management and managerial leadership to the design team from initial engagement through contract closeout.






Requirement



The Design Manager must be able to perform the duties of the job, and shall meet the following qualifications:



Undergraduate or graduate degree in Architecture, Engineering, or Construction Management, or equivalent.


Ten to fifteen years significant project management or design experience from well-established A&E firms, with specific focus on large scale mixed-use development projects in China; worked on several high-end and complex development projects from design to construction with an area over 100,000 sqm for each project.


Strong project planning and management capabilities and the ability to create, implement, and monitor all construction schedules and control systems, policies, procedures, systems and standards.


Demonstrated understanding of the commercial and/or residential real estate construction process in China, and design tools and processes.


Familiarity with local codes and zoning requirements for various building design requirements including residential, commercial, service apartments and retail.


Familiarity with LEED and/or sustainable building design and practice.


Proficiency with design development applications such as AutoCAD and other comparable Architectural Design applications commonly utilized in the A&E field such as BIM.


Ability to understand and communicate in English, verbally and in writing. Some exemption maybe taken for candidates with exceptional talent and skills.
