Site Selection Manager 发展经理（北京）

Reports to BD Director, Kids and Teenager China

Job Role/Key Areas of Responsibility：

The Site Selection Manager is responsible for all processes prior to the signing of the lease agreement of Learning Centers. This includes regional market research, site selection and lease negotiation. The Site Selection Manager will coordinate closely with the Marketing Director and Regional Directors in terms of market research, entry strategy, site selection and lease negotiation. The Site Selection Manager will work with the Real Estate Directors and Regional Directors in different cities and work on several projects in one city simultaneously.

The Site Selection Manager has the following specific responsibilities:

General

1. Participate in regional senior management meetings, discussions and contribution to strategic direction of the company

2. Develop Master Plan for each market by assessing market demographics, detailing population geographic distribution trends and identifying key catchment areas (together with Marketing Director)

3. Establish and update site key selection criteria

4. Establish and maintain close relationship with real estate agent networks and retail landlords networks

5. Follow and meet the company annual expansion plan and timeline.

6. Catalogue leases and deal with re-negotiation

7. Negotiate the lease terms and finalize the lease terms together with the Real Estate Director and Legal Consul

Pre-Lease

1. Spearhead catchment area analysis and complete Site Proposal for each target site, including detail on foot traffic patterns and volume, key shopping/residential complexes, transportation hubs, competition locations, similar retailer locations, etc.

2. Prior experience in site selection in the major shopping mall in Beijing.）

3. Evaluate potential sites within catchment area and recommend top selections

4. Manage site bidding process and negotiate lease terms; oversee full process through signing of lease

5. Experienced team leader, as well as a real team player.

6. Fluent in English and Mandarin.

Build-Out

1. Coordinate site design details and premise delivery standard with the management company of landlord
