DUTIES & RESPONSIBILITIES
1.Operations Engineering Management
-Oversee Planned Preventive Maintenance is undertaken in accordance with the schedule
-Review the maintenance/service practices of MEP Contractors to deliver quality work and proper reporting
-Ensure Safety work practices are followed by the Contractors/Vendors to reduce any interruption to operations
-Manage a program of on energy conservation and maintenance management procedures.
-Oversee the Annual Power down for respective sites and the reports of the same
-Provide training to on-site teams on safety, maintenance practices and CEM procedures and implementation
-Manage critical equipment maintenance and upkeep
-Work with JLL EOS team to conduct audit to ensure that the procedures are being followed and updated as required.
-Work with JLL EOS team to conduct EHS audit to ensure the exposure to risk is minimized
-Liaise with respective client technical Manager in addressing local issue relating to CEM.
-Coordinate Trainings on equipment from OEMs and site operations
-Assist in implementation of new Operations technology, Shanghai Provide 24/7 on-call technical support for all incidents Shanghai
-Ensure EOS notifications and recommendations are communicated to and implemented to all site in Shanghai
-Ensure client directives and practices are communicated to and implemented in all sites in Shanghai
-Participate in technical audits and assist in implementation of any recommendations
-Manage all service vendor for respective site
-Liaise with landlord/BMO for technical issue
2.Health and Safety
-Ensure compliance with statutory regulations on fire, health and safety standards
-Ensure all safety procedures, including Emergency Procedures are maintained at all times.
-Ensure that service delivery teams and on-site contractors undergo a Health and Safety Induction prior to deployment
-Ensuring First Aid and AED training to all client staff and ensure minimum trained officers are there in client office
-Ensure that Fire Marshal trainings are done at every site on quarterly basis.
-Ensure fire drills are done at every site of client annually
-Ensure regular functionality test and servicing of fire alarm system, fire hydrant system and PA system at all client sites
-Conduct Training on incident management and carry out incident drill
3.Others
-Develop and implement innovative programs and processes that reduce utility costs, increase productivity and savings
-Prepare / provide input to the monthly report submitted to Morgan Stanley.
4.Reports & Meetings
-Consolidating & Review all Technical reports for review and submission
-Host/attend Regular Meeting
5.Human Resource Management
-Provide direct management to Shanghai technician team
-Oversee the operation, staffing, performance and development of the technician teams
EMPLOYEE SPECIFICATIONS
1.Experience, Education & Qualifications
-Bachelor Degree in at least one engineering discipline of building services
-Minimum five years’ experience in design, construction and commissioning of building services or facilities management.
2.Competency Profile
-Ability to solve a problem quickly and effectively
-Excellent planning and organisational skills to prioritise work and meet tight deadlines.
-Ability to remain calm and to be able to direct team during major incident
-Sound computer skills in all client Office packages
-Familiarity with a computerised maintenance planning tool an advantage
-Good communication skills (written and spoken English)
-Reliable and willing to accept additional tasks
-Attention to detail in instructions and reporting
-Previous exposure to Data Centers, Investment Banking or premium client service would be an advantage
