职位描述
PRINCIPAL DUTIES:
1. Inspire and behave with unquestioned integrity and in accordance with our Ethics Policy
? Ensure open door policy is in place and reporting path is clear for all team members.
? Command a clear understanding of all JCI policies.
? Complete all required E&C training and ensure team complies with training requirements and schedules
? Set behaviors and expectations by demonstrating role model behavior.
?
2. Inspire and create a culture of Safety First
? Provide a safe and healthy workplace with responsibility for all EHS compliance for both JCI and supplier partners.
? Ensure contingency plans are in place for emergencies. These include approved business continuity plans, disaster recovery plans, service disruption notification processes, crisis management processes, hurricane, tornado preparation and recovery plans
? Understand and comply with Site safety rules/requirements including both JCI and Client rules.
? Ensure safety PPE and equipment is available and utilized by both employees and supplier team members at all times.
? Follow proper procedure and conduct incident reviews and Root Cause Analysis (including regulatory response and reporting), Site Stand Downs and drive consequence Management for all incidents.
? Ensure ongoing and required training is conducted and completed by all team members including weekly tool box talks.
? Reporting of required information and maintenance of required on site documentation.
3. Lead Site Finance controls
? Support annual financial planning process and understand FY plan components and Annual/Quarterly/Monthly targets & commitments
? Lead site financial forecasting requirements
? Contribute to Quarterly Business Reviews (QBRs)
? Command a understanding of the accrual process and support accurate accounting
? Drive compliant financial practices to ensure on time and compliant billing
? Support Account Leadership TWC management through A/R collection efforts, disciplined A/R practices and minimize unbilled receivables via timely WO completion.
? Support customer reporting requirements.
4. Lead Site Service Delivery Budget Management
? Manage a budget and own analysis of variations and action planning
? Understand in depth and drive enhancements to recurring spend actual
o Labour/Sub/Materials
? Headcount control for FTE, Temp and 3rd party
? Labor productivity measures and OT control
? Approve Payroll/timesheets
? Fleet costs, cell phones, uniforms
o Optimise Self Perform utilization
o Control Variable spend
? Labour/Sub/Materials
? Spot PO’s review
? Disciplined and organised Scope Management (IS/OOS) process; change Control process management
? Drive initiatives to achieve/exceed budget expectations in your site
? CapEx v OpEx understanding and decision making
? Manage Life Cycle Assessment and Capital Planning Process
5. Develop opportunities to fulfill Commercial and identify Growth Opportunities
? Work with account manager to understand JCI plan commitments by month and drive additional (OOS) works
? Work with Area Leader and Account team to identify and support Capital Planning replacement projects
? Share Best Business practice up to your area leader
? Identify scope expansion opportunities through collaboration with area and account leadership
? Manage and/or oversee small projects and site project management activity where in scope
6. Drive Operational control through Metrics/KPI Management
? JCI standard metrics
o By Service Line (Self Perform and Sub Contractor)
o Measure, Analyse, Review, Act
o Root cause analyses process
o Reporting
? Budgetary performance metrics
? Output Metrics
o Productivity
o Cost/Quality
o Reliability
? Customer Satisfaction metrics
? Drive CI and innovation comparative against Area, Geo and Peer groups
? Support and deliver inputs for client KPI reporting
7. Ensure Client satisfaction
? Deliver services based on contract scope of work with full understanding of the scope variances by site (e.g. client provided, 3d party, self perform, LL, etc.)
? Deliver applicable contract deliverables in accordance with prescribed frequencies
? Adherence to SLA process.
? Achieving client SLA as well as driving world class service delivery performance.
? Create strong lines of communication to Client and Client team.
? Ensure compliance with legislative, Client, and JCI Health, Safety and Environmental (HSE) requirements.
? Exemplify a high degree of customer relationship development skills
? Ability to solve wide variety of problems before they become customer issues
? Ability to work around client schedules to “work behind the scenes”
8. Drive Supplier compliance and control
? Ensure knowledge of Supplier contract terms, scope of work and performance specification
? Ensure PO’s are raised and processed in compliance with GWS policy
? Receive goods and services in the system of record
? Raise requisitions for emergency and ad hoc work and liaise with central buying team when in place
? Maintain contract and PO register
o Identify Service Lines that require a contract v. PO
? Develop multi-year spend profile for all commodities
? Drive compliant payment terms
? Buying behavior- Rigorous adherence to Sourcing policy
? Assess and drive supplier quality
? Rigorous management/assessment of supplier KPI’s
? Optimise timing of order placement to ensure cost advantage
? Escalate supplier quality issues to sourcing and category leaders
9. Maintain a motivated team
? Line management and personal development of all local based staff.
? Organize monthly team meetings.
? Provide strong upward and downward communications within the team.
? Support pride in JCI, GWS and workplace
? Develop “business ownership” mentality
? Know staff competency, strengths/weaknesses
? Conduct goal setting activities and performance reviews and regularly scheduled 1:1
? Recruiting, Talent development and Succession planning
? Provide Rewards, Recognition and taking Disciplinary actions when appropriate.
? Conduct proper On boarding and Training
o Security clearance, Drug screening, etc.
? Understand labor agreements and manage process
REQUIREMENTS:
? Level 1 (3+ Years minimum), Level 2 (5-7 Years Minimum), Level 3 (7+ Years Minimum) operations experience of facilities management or service delivery (possible specialist areas such as M&E, catering, security and cleaning). Industry expertise such as Critical Environments, Pharma, Finance and Oil & Gas valued and preferred.
? Commercial and financial awareness.
? People management skills and the ability to communicate at all levels.
? Experience of managing contracts, writing and operating to processes and procedures.
? Numerate and PC literate.
? CMMS experience (WO Management Process) preferred
