Project Director(Commercial/Corporate Interiors)

The Candidate

Duties & Responsibilities:

1)Project Management

1. Work with each function team leader to collect and maintain all the ongoing project info in order, including all kinds of project and working load for design and PM team, project stage & progress, manpower distribution, cost and payment status.

2. Keep close contact with foreigner PM leader, decision maker in new client and major client group to assure the proper understanding about project design, progress, quality and cost issues on both sides.

3. Closely work with Construction team to improve site quality and EHS status though standard management.

4. Work with Design, PM, Purchasing, FIN and Construction Team to update and create standard company process files and doc, both internal and external.

5. Take the lead at the presentation stages of the pitching process ensuring a professional and slick delivery to secure the business for PDM for projects across China

6. Responsible for the set up and on-going management of the project margin in conjunction with the senior design and PM teams

2) Business Development

1. Continually build and maintain relationships with agents, clients and landlords for China

2. Ensure BD is getting PDM name into the marketplace at the right level with the right clients

3. Manage RFP + Pitch information/presentations for China

4. Help other PDM offices to network on a national and regional level to win work where possible

5. Continually work with all BD in China to develop regional strategy towards future business opportunities

6. Deliver English presentation about PM, Purchasing & Cost, MEP and Construction part in presentation facing foreign client.

7. Review and coordinate all them members to assure the full understand of foreign TENDER DOCUMENT or any other project info.

3) Client Management

1. Assist in setting project goals and expectations including programme, budget and quality

2. Critique design with Design team where required

3. Manage invoicing by PM/CM head to ensure its in line with contractual arrangements

4. Ensure project is overall successful and ensure we have a happy client (repeat national/regional business)

4) Operational Management

1. Build and monitor China Health Safety and Environmental Plans

2. Corporate Design, Construction, Strategic & Project Management, Procurement

Qualifications:

1. Diploma or Bachelor’s degree in Interior Design, Architecture, project management or related field.

2. 10-15+ years of experience in project management , with a focus on commercial /corporate interiors.

3. Impeccable communication & relationship skills with internal & external stakeholders at various levels.

4. Ability to make wise decisions using own initiative based on a combination of good judgement & common sense.

5. Well-developed influencing & persuasion skills when dealing with clients.

6. Motivational & inspirational leader of people.

7. Passionate manager of people.

8. Confident & highly competent presenter in front of Senior Executive Management.

9. Creative minded individual with the ability to successfully work in collaboration with creative people.

10. Ability to understand & manage a budget and P&L

11. Ability to schedule work & deliver quality, on time & within budget.

12. Highly-motivated self-starter, able to work on own initiative with limited direction.

13. Very organised with the ability to effectively prioritise time & work.

14 Ability to successful lead, motivate & mentor a team.

15. Understanding & knowledgeable about commercial/corporate office design.
