职位描述

1. Meet Client Requirement

? Respond to emergency incidents within the Emergency Response Procedures

? Ensure the effective completion of all incident reports

? Manage end user expectations

? Engage in the compilation and delivery of the appropriate monthly/quarterly/annual reporting to Client as the schedule

? Delegate for Client’s FM stakeholders as required in their absence

Proactively identify and investigate potential cost saving or value-add opportunity.

2. Regulations & Procedure Management

? Ensure compliance with all governmental regulations

? Ensure compliance with JLL minimum audit standards

? Ensure all FM on-site operations / services meet the policies and procedures required by client and JLL.

? Ensure compliance with contractual SLA in order to meet KPI targets

3. JLL Onsite Team Management

? Ensure on-site team understands the account plan and implement the plan accordingly

? Complete all aspects of IPMP program for site staff throughout 2014, including performance agreements, mid-year reviews, career discussion, and end-of-year reviews.

? Manage team and motivate them to deliver the best with professional performance.

? Ensure submit accurate attendance report on time each month. Well manage and control on-site staff overtime work which meets local law’s related requirement and application process.

? Ensure training plan is in place for all your managed accounts and is adhered to throughout

? Ensure defects are identified, captured on the Help Desk and action within service levels

? Coordinate FM team self-performance and vendor works on site

? Carry out periodic FM inspections for different positions

4. Contractor Management

? Implement and manage the change control process. This applies to both our FM service contracts with clients and also contracts with our partner vendors.

? Manage all outsourced service contracts, including inspections and quality management of service delivery

? Assist in ensuring the implementation of preventive maintenance program

? Single point of management control for client including engineering and soft services at sites(s)

5.Interface with BMO

? Provide interface with BMO as Client’s representative


6.General Requirement

? A university degree or professional qualification in real estate or facility management

? Over 5 years practical experience in property or facility management

? Ability to think laterally and deliver innovative solutions

? Strong leadership, people and communication skills

? Excellent command of spoken and written English and Mandarin Chinese
