1. 制度公司工程管理运行体系，有效保障物业公司设施设备的安全运行；
2. 制定和审定设备、设施及建筑工程的预防性维修计划、更新改造计划且督促执行；
3. 全面负责工程管理部的节支运行、跟踪、控制所有水、电等的消耗并严格控制维修费用，保证物业公司最大限度的节能、节支；
4. 根据气候及市场能源价格情况等因素，提出节能运行的计划和运行维修费用预算；
5. 负责协调和公司相关的市政工程等业务部门的关系，以获得良好的外部环境；
6. 分析工程项目报价，重大项目应组织人员讨论并现场检查施工质量与进度，对完工的项目组织人员进行评估和验收；
7. 建立完整的设备设施维保档案和维修档案；
8. 组织项目施工组织设计、监理规划大纲、施工总进度计划、质量控制点等项目开工前的准备资料的编制，并审核重大施工方案；
9. 负责审核项目工程类采购合同的审核及供应商的确认工作；
10. 负责对项目工程技术的监督及管理；
11. 主持项目重大工程技术问题的解决方案的论证和审定；
12. 组织对项目工程部日常工作流程、质量、安全进行督导检查；
13. 完成领导安排的其他工作。
