Role Description
Development Manager - Greater China’s primary responsibility is to develop leads for potential development projects to support the strategic growth and distribution strategies for all IHG brands within Greater China, as well as to implement and execute the development project review through the negotiation of management contracts to maximize value creation for IHG shareholders.
FINANCIAL RETURNS
Develop and execute IHG’s development plans according to the strategic direction of the company. Leverage strong industry knowledge and superior sales skills to sign deals.
Source, evaluate and convert potential leads into projects. Work closely with internal and external departments (such as Design and Engineering, Legal, Operations, Finance, etc.) to facilitate analysis, evaluation, approval and closure of prospective opportunities.
Provide comprehensive research data regarding viability of markets and preferred site locations for development by brands; manage the structuring, negotiating and closing of deals throughout the development process.
Achieve development objectives by increasing the development conversion ratio and improving the quality of deals.
Drive consistent revenue growth and achieve quarterly & yearly signings target and Priority Gap Cities Distribution.
PEOPLE
Excellent internal and external communication skills to identify local market demands, and to share up-front owner and competitor information with related team members and enhance team efficiency.
Support strategic growth of Development Team structure by contributing to and incorporating measures to promote career-building within the team.
Actively engage in all assigned departmental and corporate projects to support cross-functional and company-wide initiatives.
GUEST EXPERIENCE
Establish, monitor and maintain outstanding customer satisfaction and long-term loyalty throughout the relationship building process with property owners, key partners, national tourism associations, urban construction and planning organizations to support or further develop opportunities.
Maintain pro-active approach to explore new business relationships and meet expectations throughout interactions with owners.
RESPONSIBLE BUSINESS
Develop, manage and increase IHG’s presence and visibility at major industry and investment conferences. Elevate the preferability of IHG Brands within the investment community by aggressively educating and sharing brand success stories and marketing programs.
Awareness of Green Engage and knowledge of fire life safety standards.
Support internal and external Project Hope and other corporate responsibility activities.
Annual Budget / Profit / Sales or other Financial Accountability:
To achieve individual goal and support regional development signings targets.
Decision-Making Responsibilities:
Identify the optimal distribution of all IHG brands in responsible clusters.
Filter / Reject unqualified projects which are not aligned with IHG’s Strategic Distribution Plan.
Strengthen Letter of Intents and Hotel Management Contract signings within the framework of IHG’s Strategic Distribution Plan.
Manage own meeting schedule and business travel expenditures.
Role Qualifications and Technical Skills
Required Skills:
Excellent oral and written communication skills in fluent Mandarin and English.
Strong negotiation, influencing / consensus building, analytical and presentation skills.
Effective organization and time management skills.
Knowledge of deal structuring, management contracts agreements, hotel real estate markets as well as complex financial structures.
Profound experience and knowledge in the assigned region in relation to hotel development.
Strong team building, interpersonal and communication skills, culturally sensitive.
Require moderate to significant travels.
Qualifications:
Bachelors degree in Economics, Real Estate, Finance, Hotel Management, or a relevant field of work or an equivalent combination of education and work-related experience. MBA or international equivalent preferred.
Experience:
4 years working experience in a hotel management, real estate consulting firm, hospitality or hospitality consulting firm or company or similar.
Sufficient knowledge of financing principles, hotel operations, management contracts and joint venture agreements, deal structuring as well as familiarize with hotel real estate markets.
Practical experience in negotiation and project management.
