职位描述

POSITION GOALS:
To provide comprehensive facility, contract and procurement management with a focus on continuous improvement.
To achieve financial and other KPIs established by the Client, the Regional Operations Director and Senior Facilities Manager. Delivery of services in accordance with the CLIENT Management Agreement.

DUTIES AND RESPONSIBILITIES:
The Assistant Facilities Manager must be a team player and work with other members of the team to meet all key performance indicators as set out in the management contract.

Procurement and Vendor Management
1、Assist in the evaluating the vendor procurement and management practices of your designated CLIENT site and ensure renegotiation and tendering, including tender documentation; evaluation of tenders and preparation of contracts is in accordance with agreed client procurement guidelines.
2、Co-ordinate and monitor the contractor management program ensuring all vendors comply with all aspects of their agreement
3、Ensure the Contract Management Database is up to date at all times

Facilities Operations
1、Assist in the implementation a comprehensive energy management program for your site(s)
2、Assist and monitor building procedures and performance measures to ensure simplification and accuracy of work methods and reliability of systems.
3、Monitor the Preventive and Planned Maintenance programme to minimise maintenance, repair and replacement costs together with minimising the risk of plant failure. Liase with the Nerve Centre on any outstanding Work Orders.
4、Ensure that the team liaises closely with the Regional Operations procedures to ensure service standards are maintained
5、Recommend continuous quality improvement practices across your site, ensuring initiatives are shared across all sites
6、Ensure consistency of regional policies & procedures with constant updating of Delphi+. As required
7、Implement, comply with and audit all internal management systems, for quality assurance
8、Assist the Management Team with the coordination of Churn and other relocations activities

Risk Management
1、Assist in the implementation and management of a property risk management program which identifies major property risks including occupational health and safety, fire safety and essential services and environmental.
2、Ensure critical operations and sites are identified across the region.
3、Assist in the implementation and monitoring of guidelines and strategies to protect health and safety of staff and others, protect Client Microsystems and JLL reputation.
4、Support the implementation and monitoring of disaster recovery and business continuity plans
5、Follow established escalation procedures and incident reporting procedures

Profitability/ Savings Initiatives:
1、Assist the Senior Jones Lang LaSalle Account Leadership team with generating operational savings and creating initiatives to improve processes and practices

Customer Service / Client Relationships:
1、Provide superior customer service
2、Ensure feedback from client sessions is recorded and actioned to the satisfaction of the end user.
3、Pro-actively manage CLIENT expectations ensuring that the service levels are maintained .
4、Lead by example

Reporting:
1、Assist in the budgeting process as required
2、Provide input as required into the Monthly Report to CLIENT
3、Active involvement in the monitoring and achieving the required Key Performance Indicators

Training:
1、Actively participate in all planned training activities

3、Knowledge of local occupational safety requirements
