Responsibilities
Support the Centre Manager in:
- Being business owner, ultimately responsible for business results of the centre such as safeguarding the long term yield and optimizing Gross profit.
- Be responsible for development, implementation and follow up of the property business plan, budget, investment plan and lease strategy to ensure long-term profitability of the centre.
- Be responsible for identifying and setting goals and objectives for the property based on company directions and market situation; responsible for development, implementation and follow up of action plans to support these goals and objectives.
- Be responsible for adjustment of tenant mix based on long-term market positioning strategy of the centre, market trends and tenants performance.
- Represent the centre, promote IKEA and IICG brands and values in the region as well as in communication with all internal and external clients (including authorities)
- Ensure tenant relations are established and maintained on high professional level to secure loyalty of the tenants and strong position of IICG as landlord
- Act as a speaking partner with the Central Office and ensure active cooperation of coworkers with the Central Office
- Be responsible for resolving emergency situations prioritizing safety of the clients and minimizing financial and reputation impact on the centre
- Coach and challenge co-workers to encourage personal and business competence growth to increase our business performance
- Responsible that all activities in IICG China Centre management team follow follows IICG values and rules.
- Responsible for implementation of all new policies and strategies developed by IICG China
- Be responsible for the centre compliance with state and company regulations
- Be responsible for financial results of the Centre through development, implementation and follow-up of the following:
- Business plan,
- Operating budget (P&L),
- Forecasting,
- Investment budget
- Leasing strategy
Knowledge
Mandatory for the position
Oral and written fluency of English
Basic knowledge in developing people and managing through subordinate team leaders.
Basic understanding of the anatomy of a shopping centre and the tenant mix.
Basic knowledge of the Property Business in general.
Experience of setting and implementing action plans, setting budgets, provide clear direction and following up goals.
Minimum 1 year of experience in management of commercial property and or similar work on managing positions.
To be acquired in the role
Good knowledge of how retail tenants work and their needs
Good knowledge of the shopping centre market
Basic understanding of the Lease Agreement
A good knowledge and understanding of the IKEA Values and culture
Education
University Degree in business administration, marketing, law or other higher education
Capabilities/Skills
Basic leadership skills
Business minded, striving for optimizing yield and gross profit
Experience of adapting to different styles of working to get the best out of all the team (situational leadership)
Basic ability to communicate confidently and clearly in English
Basic interpersonal and communication skills
Specific organisational requirements
Business travels 25-30 days / year nationally and internationally
Flexible working hours including weekends.
Working at least one weekend per month.
