Leasing & Marketing:

？ Accountable for leasing properties in the Yangtze River Delta and achieving superior occupancy results.

？ Apply an energetic, entrepreneurial and proactive approach to maximize the rental revenues by negotiating new leases and renewing existing leases.

？ Accurately forecast and achieve budgeted lease rates, retention ratio and occupancy.

？ Develop, update and present leasing reports to supervisor.

？ Build an in-depth understanding of our tenants – their business, strategies, customers, and trends that impact their need for space.

？ Create, maintain, grow and foster quality relationships with all existing tenants. Be responsible for all aspects of local customer relationships, including the assurance of customer satisfaction of each tenant and station manager. Focus on being "close to the customer" at all times.

？ Leverage relationships with targeted national and global customers to create acquisition and development opportunities.

？ Understand real estate competition, location, product, and supply and demand within targeted markets, and participate in underwriting and due diligence for acquisitions and developments in the markets.

？ Meet with important industry players (port authorities, shipping and cargo handlers, industry experts, analysts and press) to promote Prologis as the premier global owner and operator of logistics warehouses. Ensure that the Prologis brand is consistently visible throughout the industry.

？ Become widely known and respected as an expert in the logistics warehousing community and participate in appropriate industry trade shows and conferences.

？ Utilize advertising and other marketing techniques to assist in the leasing of vacant space and general marketing.

？ Communicate with third party brokers as necessary.

Requirements:

？ 4-6 years of leasing experience in industrial real estate in the Yangtze River Delta.

？ Logistics or related real estate experience preferred.

？ Excellent communication and interpersonal skills.

？ Fluent English and Mandarin.

？ Computer program proficiency (Word, Excel, Outlook, PowerPoint).

？ Positive working attitude.

？ A team player with the highest integrity.
