Job Title: Transactions Analyst
Company: Prologis China
Department: Capital Deployment
Major Responsibilities:
o Assist in drafting, reviewing and editing investment memos summarizing potential acquisitions and dispositions for Investment Committee
o Coordinate with regional transaction teams and external consultants to gather market and transactional information in order to assist in drafting investment committee books.
o Summarize deal points and create exhibits to be presented to the investment committee for approval.
o Coordinate with internal transactions teams (i.e. HQ, development, asset management, valuations, legal and accounting) to ensure deal points are concluded and finalized in the investment committee memo.
o Collect, analyze and review our target market information (market rents, cap rate, land values, competitor properties & etc).
o Financial analysis of property acquisition and development. Evaluate investment yields, NPV, IRR and profitability of potential industrial real estate investments using Prologis established development model, Argus, and the in-house discounted cash flow model.
o Assist in tracking economic performance of approved projects during development against approved IC book returns.
o Assist in financial planning and analysis for the Capital Deployment department – monthly/quarterly forecasts (capital expenditures and revenue), modeling and tracking business plan.
o Assist in preparing valuation analysis for land and operating properties.
o Assist in preparing capital deployment reports for fund reporting, internal senior management reporting and HQ.
o Interact/coordinate with consultants and other Prologis employees in a timely, responsive manner, to ensure smooth deal flow
o Other duties as assigned
Requirements:
o 3-4 years of experience in real estate.
o Excellent English verbal and written skills. Must have the ability to draft and edit investment memos at a high English level.
o High level of computer proficiency (MS Word, Excel and Powerpoint ). Good understanding of Excel modeling to underwrite acquisition/development projects.
o Good understanding of basic financial accounting (PRC GAAP, US GAAP, IFRS)
o Ability to think outside the box
o Good communication skills
o Sense of urgency
o Detail-oriented, team player, ability to multi-task
o Commitment to thorough follow-up on outstanding items
