VGRE_Real Estate Facility Manager
Working location:临港新城浩歌路

Role (Purpose of the job)
? Manage Volvo Group owned and rented properties in Shanghai.
? Cooperate with BA/BU in as far as property rental, lease negotiation, facilities service supervision, maintenance and maintaining asset value, property taxes and insurance are concerned
? Ensure the sites are well-run, cost effective and efficient delivery in real estate and facilities management. Such services as: property long term and short term maintenance, cleaning, security, and maintenance of the green, waste and sewage disposal etc.
? Familiar the local real estate market to support the BA/BU in property related needs.
? Supervise process related to project management of construction and renovation to secure the schedule, cost and quality


Key Responsibilities

? Manage the respective properties in Shanghai according to the RE’s regulations. Provide the property management and FM services according to SCR agreed by BA/BU and RE.
? To initiate, direct, monitor and control the performance of all outsourcing team at site and ensure that all activities (e.g. cleaning, security and planting service, lifts, air conditioning, fire suppression system, water supply, electricity supply and interior design work etc.) are performed in a safe and efficient manner.
? Communicate and coordinate with local BA/BU head and relative function to ensure a thorough understanding of its investment objectives and the development of acceptable plans, operating and capital budgets.
? Responsible for site searches, calculation, design, procurement and construction of investments in real estate.
? Responsible for real estate and facilities management including:
o Budgets and monthly expense cost follow-up.
o Real Estate maintenance to keep value, cost efficiency and performance.
o Property valuations, Market rent and yield calculations.
? Seek for operation cost reduction opportunities and work with IPS in negotiating RE related service contracts for maintenance, cleaning and security etc.
? Formulate and implement real estate and facilities management policies and procedures and ensure adherence to the guidelines and policies issued by the VGRE.
? Collaborate with project manager in local office fit-out to secure the schedule, cost and quality.
? Cooperate annual property audits for the Volvo owned properties and take for remedial action accordingly.
? Maintain a Property database / management system to provide relevant property information, technical data and drawings, to carry out business efficiently and within legislative requirements. To provide reporting from that system as required, whilst conforming to RE’s systems when applicable.
? Provide monthly reporting to RE management and the client regarding team performance, financial performance and service delivery.


Main competence requirements
? Knowledge of real estate, technically and economically. More than 6 years of similar working experience in a joint venture or multinational company
? Strong human competences in taking initiatives, influencing, interacting, cost/benefit consciousness, fair judgment, analytical, people orientation, strong sense of confidentiality, result oriented, strong belief in customer focus, leadership profile.
? Experience from facility construction projects (Plant or commercial building experience is a plus)
? Good insight in the tenant’s operation and Volvo’s policies, directives and guidelines.
? Communicative and service-minded.
? Fluent in written and spoken English and Mandarin.
