General Manager
Building's Property Management Office (Shanghai)
The owner of an international super grade-A commercial complex in Shanghai is currently looking for an experienced General Manager for its building's property management. The complex itself consists of an office tower and a renowned five-star hotel.
Qualifications:
1. Male, Age 38 ~ 50.
2. Preferably from Singapore, Malaysia or Hong Kong, or from major cities in China.
3. University graduate, preferably with a major related to Business Management, Property Management or Engineering.
4. Very fluent oral and written English and Chinese.
5. Minimum 8 years relevant working experience in property management with at least 5 years in a managerial role, particularly for a prominent grade-A office building in Shanghai.
6. Very experienced in all aspects of building property management, including but not limited to the engineering, tenants services, maintenance, security and fire safety,.
7. Professional, dedicated, and willing to work long hours.
8. Solution and service oriented.
9. Organized and detail-oriented.
Job Descriptions:
1. To lead the building's property management team and to be overall in charge of the whole building's property management services, including but not limited to:
l Engineering (interior fit out and decoration, premise reinstatement, equipment and system maintenance and repair, etc.)
l Tenant services (handling complaints, providing general services, tenants correspondence, general announcements, etc.)
l Maintenance (cleaning, equipment and system maintenance and repair, facilities maintenance, particularly fire safety maintenance)
l Security (building patrol, building's in and out access control, fire safety, and general security measures, etc.)
l General public relations works (promoting and enhancing the building's image, expanding and maintaining relationship with related government authorities such as Fire Bureau, media, and other related entities )
l Finance (rental and property management fee collections, selling car park spaces and expenses planning, etc.)
2. To organize, implement, oversee, control, and review the works of and to train all the property management's personnel and departments with the aim of achieving a highly efficient, professional, transparent, effective and service oriented property management work force, as befitting of an international super grade-A building.
3. To ensure that the building is operating in the most efficient, safe, professional, and service oriented manner at all times.
4. To operate the building's property management as a profit center of its own, responsible for generating its own revenues and profits as well as for covering all its general expenses.
5. To generally represent the owner and developer of the building while dealing with the building's tenants, government authorities, media, and other related entities.
6. To cultivate and maintain good public relations with tenants, owning company, Colliers, on-site property management team and Fire Bureau.
7. To coordinate and work with all departments (particularly the Leasing Department, the Finance Department, the Engineering Department and the PR & Development Department) of the owner's office in all property management related matters.
8. To coordinate and work with the hotel operator teams (particularly the Engineering Department and the Security Department) in all property management related matters.
9. To promote the building's services and facilities such as the car park spaces, and cooperate with the adjoining five-star hotel for F&B and rooms promotion.
10. To be prepared for any emergencies and to train the property management team in coping and handling any possible emergencies and accidents.
11. To provide regular reporting to the owner's office on all property management matters.
12. All other related tasks related to the property management's operations.
