Job Title:IFM Manager
Business Unit: FM
Activity: IFM Service
Immediate Superior: National Account Manager
Location: Nanjing, Jiangsu
Job Summary
The IFM manager is deployed fulltime on site, responsible for the effective management of the account and leadership of the team to ensure delivery of the Comprehensive Service Solutions in line with client's expectations. Build and maintain positive client and stakeholder relationships that provide in-depth knowledge of the clients' business needs and expectations. Develop and manage an annual facility plan that aligns the strategic and operational objectives of the account to deliver the benefits and outcomes. Provide leadership, direction, training and development for the onsite team Ensure a strong culture of safety, efficiency and continuous improvement.
Qualification & Requirements
Education Background:
Bachelor degree or Equvialent
Major in Technical, Business Management, Hotel Management or Industrial Management discipline

Working Experience
Seven years and above of management/supervisory experience in the facilities support and/or maintenance operations
?
Professional skills
? Extensive knowledge in customer service
? Written communication skills
? Outstanding analyzing capacity

? General skills
? Good listening, presentation and communication skills
? Good team spirit
? Strong leadership and execution
? Good Mandarin pronunciation

Main Responsibilities
Contract
Understand the contract terms, conditions and service scope and conditions and client expectations at a detailed level ,make great efforts to meet customer needs, balancing and managing expectations with contract scope
Under the leadership and delegation of the Facility Manager, Directs management resources to ensure that service levels are met and/or exceed in a timely and cost effective manner through out the life of the contract
Ensuring that work performed is covered by the contract and properly reimbursed from the client
Assist in preparing proposals and negotiating profitable compensation for requested work outside the original contract
Client
Work closely with the client and customers to ensure satisfaction. Ensure the capture, understanding and management of client's expectations in line with a detailed operational plan
Establish a business plan to capture the strategic initiatives and targets for the client and the activities and actions to deliver on these
Periodically conduct business reviews with the client to ensure alignment between expectations and delivery, report regularly on activity, trends, spend, improvement initiatives
Measure, monitor and report on the delivery of the key benefits and outcomes to the client, in line with the Facility Plan and client's expectations and business needs
Present business cases to the client for improvement to their business in terms of the clients staff satisfaction and productivity, process improvement and asset utilization, safety, productivity and life cycle.
Operation Management
Administer Sodexo policies, business procedures and standards at the account to ensure compliance within the account wide
Establish procedure performance metrics; track, analyze, and report Sodexo Greater China Job Description 22/176 performance and trends in terms of quality, activity, safety, cost, and customer satisfaction
Share process improvements with peers
Provide the technical and management direction for all facility management services teams and tap into our resources to reduce cost and increase satisfaction
Provide operational leadership in problem solving and decision making to ensure that account issues and challenges are resolved proactively
Establish the account safety program and ensure that all safety program goals and objectives are met/exceeded
Establish and manage an emerging issues, business continuity and incident management plan and process including reporting regime in line with Sodexo guidelines
HR
Conduct performance reviews and goal-setting with key site resources and each employee under the direction
Recruit the suitable key management staff for team with the help of HR Dept.
Establish and lead a highly engaged account team
Develop and implement a detailed succession and people development plan
Provide timely and effective communications with all employees within the project in order to build strong win-win relationship
Communicate regularly with management to share critical information
Establish a site base training plan and train and coach the team to achieve the development
While a deputy IFM Manager is assigned, supervise his or her training and development under a formal development plan. Ensure they are provided with the exposure, experiences, coaching and direction to prepare them as a future IFM Manager.
