职位描述
1.PURPOSE OF ROLE :
-Under General direction, manage the account to secure business
expansion, excellence in customer satisfaction, financials, resource
delivery, business delivery
2.PRIMARY RESONSIBILITIES :
?? Cooperate and support the company’s objective of obtaining and maintaining
the recognized QUALITY system.
?? Management of a self-accounting unit in an environment of measured
performance.
?? All assigned PPM’s completed on time within assigned resources- minimal ‘in
scope’ overtime as agreed with Facility service manager
?? Co-ordinate sub-contractor works, supervise activities in line with assigned
project works.
?? Deliver all works in a safe and efficient manner to client and JCI standardsclose
supervision of all activities.
?? Assist in setting working schedules/ staff rota in liaison with facility service
manager. Ensure all shifts are covered with correct labour – arrange cover to
ensure all shifts are covered.
?? Provide feedback to line manager on asset performance, escalating all
concerns immediately.
?? All maximo records to be updated and
all site records eg O & M’s te be held centrally, accurately maintained/ updated and
correctly referenced.
?? Identify opportunities for energy reduction through plant condition, operating
times, fit out and overhaul etc
?? Identify wastage in all processes and identify opportunities for improvement eg
materials wastage, PM labour savings, changes to maintenance strategies etc
?? Communicate efficiently and effectively with customers (internal and external)-
requirement to translate technical aspects into language customer will
understand
?? Ensure that projected efficiency/productivity levels are met and maintained by
monitoring benchmarks and performance indicators.
?? Responsible for continuously improving service and driving down costs.
?? Ensure that all financial, administrative and quality functions and procedures
are kept current.
?? Ensure that all deliverables are provided to a high standard and in accordance
with agreements.
?? Maintaining the contract’s customer focus.
?? Adequately empower staff and delegate responsibility accordingly.
?? Interview and select new staff when required.
?? Ensure that all services are managed in an effective manner.
?? Motivate and training of staff.
?? Ensure work is delivered in accordance with Cisco expectations in respect to
scope, quality, timeliness and cost of work and service continuity.
?? Comply with the requirements of the Quality Management System, including
safety and environmental procedures.
?? Be flexibly responsive to any ad hoc duties or other duties that may be
assigned.
?? Apply the corporate ethos through appropriate policies and relationships.
?? It is a condition of employment that all employees must be prepared to take up
company assignments to work in China or overseas, when necessary.

4.REQUIREMENT PROFILE :(Qualification /Knowledge and SkillsRequired)
?? Minimum of 5 years directly related experience in a facility technical
management.
?? Experience in planning and maintenance program methodology covering
equipment such as but not limited to UPS, Air-conditioning, lighting, power
generators, etc.
?? Rich Technical service background
?? Understanding of technical systems design, schematics, drawings,
documentation
?? Established ability and in depth knowledge in breakdown maintenance.
?? Values the detailed aspects of work activity and systematic in fault.
?? Health & Safety knowledge and experience of the Johnson Controls SHE/BOS
systems eg. Permit to work systems in high risk activity eg. LV, Hot works,
working at heights, confined spaces etc safe systems of working etc
?? Experience in facilities operating budget preparations.
?? Excellent interpersonal, relationship management, and consultation skills
required.
?? Must possess leadership skills, have experience in supervisory and
administrative role.
?? Technical/engineering scholastic background is an advantage but NOT a
must. Property Management, Facility Management or Facilities project
management qualifications would be preferred.
?? Must be well-organized and able to prioritize multiple tasks.
?? Ability to work independently and exhibit a superior customer service attitude.
?? Superior oral and written communication skills required- both Mandarin and
English.
?? Software competency: Microsoft Office.
?? Practical knowledge in procurement, contract administration,
regulatory/governmental codes and regulations.
