-From our SRE Asia-Australia Transaction Management, Siemens are looking to recruit a Transaction Manager.

What are my responsibilities?
-This position in the SRE Region Asia-Australia organization will be team member in expert competence pool of Transaction Management (TM).
-The TM manager reports to the Head of Transaction Management of Regional AA on a regular basis, and support TM Head with large volume project in China.
-The TM manager will be responsible for small and medium volume transaction project across China including Hong Kong and Tai Wan. He / she will lead independently the project of external leasing, site selection, land purchase, real estate property purchase and disposal, for the property of office, workshop, warehouse, industrial and commercial land, following the standard process of SRE transaction management.
-The TM manager shall serve as internal real estate expert with mature understanding of real estate market, policies, basic real estate law and government/authority processes.
-The candidate must a have advanced experience in multiple corporate real estate disciplines (e.g. Asset & Property Management, Portfolio Management, CRE, development and construction projects, real estate related aspects of M&A projects) with a special focus on Transactions. (Planning, reviewing, negotiating, executing, post transaction auditing) And she/he must have advanced negotiation experience and skills, strong communication ability and average financial analysis skills.
-He/she must have basic knowledge of Siemens business and structure, especially understanding of business needs and drivers, and to utilize the project result with the expertise.
-This position will support TM Head on building up and maintenance the net work with government, industrial zones and investors in China. As well act as one of the key contact point with external service provider such as agency, consultancy and appraisal firm.

What do I need to qualify for this job?
-Advanced knowledge of Real Estate Market

-The candidate must possess abundant experience and knowledge of the real estate market, especially the market of industry of China.
-Proven Transaction Experience
-The candidate must have proven success transaction tract record as project lead or project manager role. Such experience must including dealing with government, industrial zone, private landlord and investor.
-Result Driven
-The TM manager as lead of different transaction project must be a person with strong result driven by utilizing his / her expertise and collaboration with internal and external recourses.
-Education/Qualification
-Minimum 5 years of professional experience, in significant Real Estate functions
-3 years focusing on lead or co-lead medium volume transaction project
-BS/BA in engineering or business, MBA or advanced real estate or advanced degree preferred.
-Very good command in English in writing and verbal, additional language skills preferred but not required
-Own hands experience and track record within the Real Estate market in China, preferable in Shanghai and Beijing

-Skills
-Advanced understanding of Real Estate concepts (Transactions, co-location, sale lease back, lease management…)
-Must have demonstrated ability to effective engage with executive stakeholders to build/foster relationships
-Strong financial acumen and negotiating skills as it pertains to Real Estate transactions
