Objectives | The Operations Director is responsible for ensuring smooth set-up followed by monitoring on-going building and asset management services for shopping centres. within agreed quality standards and within budget. This role is also responsible for fulfilling all legal and contractual obligations on behalf of JLL. |
Accountabilities | Core Responsibilities: 1. Manage Professional Teams 2. Planning (with Project Management), Operating and Reporting 3. Customer / Tenant Management 4. Support to Day to Day Operations (across portfolio under management) 5. Asset Management 6. Regulatory Obligations (emphasis on set-up) 7. Risk Management (set-up and operations) 1. Planning Documentation (set-up Centre Standard Operating Procedures) Sample Performance Drivers: 1. Set targets for self, and monitor and manage own performance with guidance from direct report. 2. Monitor progress against own performance measures and achieves results with regular consultation from direct supervisor. 3. Actively search out improvement opportunities and implements them after consulting on strategy and options with their direct supervisor. 4. Conducts open, collaborative relations with superiors, peers & clients. 5. Communicate effectively with superiors, peers and clients. 6. Listen effectively and communicate through actions and example. |
Key Performance Indicators | § Short term performance of the Centres, taking into consideration the current state of the Centres (tenant mix, buildings, etc § Medium term performance (visitation, retailer sales, customer satisfaction with the facility, etc.) from the Centre § Long term performance Maximising sustainable net rental income and asset valuation |
Required Qualifications, Skills & Experience | Qualifications 1. Tertiary qualification University Degree or Diploma preferred 2. Member of Building Surveyor Institution (e.g. RICS, CEng, RPE, APEC Eng, EMF Eng) preferred Skills & Knowledge 7. Strong general management skills 8. Strong team management skills 9. Strong project management skills 10. Good diagnostic skills essential 11. Resource Planning (including creation onsite team roster) 12. BAS (Building Automation System) knowledge 13. Asset Management (Inc. Lease Management) System knowledge 14. Marketing set-up experience preferred but not essential 15. Building Technical Knowledge preferred but not essential 16. Familiar with PRC Building codes, rules and regulations 17. Familiar with LDI and local government bureau practices 18. Intermediate computer skills with Microsoft Suite programs including Excel spread sheets / budget Year Experience 1. Eight (8) years plus in shopping centre set-up and operations in Greater China region |
