职位描述

- From our SRE, Siemens are looking to recruit a financial analyst. Financial Analyst for AM business within AMU, especially for REIP case 2b companies.
- Contacts: Internal: Siemens REIP OC CFO, Siemens Cluster Controllers, Siemens Regional Company ; SRE HQs; Siemens Operating Companies (Groups) Consultants,
External landlords and lessees Public authorities; Vendor; Service provider, Certified accountant.


What are my responsibilities?
1.Commercial management and controlling of real estate business within the districts
- Responsible in the AMU for the operational financial analyst of real estate and service business activities (including REIP case 2 OC) under consideration of national and international accounting principles (IFRS and Local GAAP) as well as the Siemens financial reporting guidelines.
- Analysis and calculation of case scenarios for the rental and service business as soon as investments and disinvestments with respect to cost-effectiveness and profitability.
- Ensure the month-end closing, end-of-quarter closing, year-end closing and associated one transparency reporting and controlling of SRE's business activities.
- Monitor top+ and control the target achievement.
- active participating the planning- and forecast process including the business target agreement (BTA).
- Accomplish the economic risk & opportunity reporting (ORM).
- Ensure the accordance of business processes to legal- and compliance guidelines for the responsible areas.
2.Development and steering of real estate portfolio
- Analysis and identification of opportunities & risks of the District real estate portfolio
- Support the SRE AMU Head and BA developing and preparing location concepts and site selections based on economic master conditions and SRE guidelines
3.SRE stakeholder function / Cooperation with SRE AA
- Responsible for assigned OC related commercial issues of SRE within the AMU (internal incl. REIP case 2 OC/external)
- Ensure the adherence and implementation of the General Agreement between SRE with OC
- Responsible for initiating, coordination and alignment for all approval processes and coordination of the necessary approvals of SRE within responsible areas.

What do I need to qualify for this job?
- BS/BA in business administration; MBA or other advanced degree preferred
- Sound knowledge in real estate disciplines (e.g. Asset Management) is preferred
- Extensive knowledge of Siemens business and organization/processes and related system tools e.g. SPRIDON
- Extensive knowledge of commercial and international accounting principles
- Language ability: English and national language preferred
- Social and very good communication competence
- Intercultural knowledge
- A minimum of 5 years in a business administration role responsible, knowledge in the area real estate management is preferable
- >6 years experience in the following fields: accounting, cost accounting, business planning, controlling, benchmarking
- Experience in a Management role responsible for a number of direct reports is preferred, with proven ability to take on increasing responsibility over time, Hands on approach required
- Cooperation with international partners and teams
