Principal Responsibilities: The Account Manager acts as the single point of contact to TWDC BU’s within a designated region to identify, monitor, create and execute short and long range real estate strategies and solutions in response to current and projected business requirements. Working closely with internal partners across country lines within TWDC (Lines of Business, Global Portfolio Management, Design/Construction, Finance, Treasure and Legal), this position will create and implement real estate strategies that are balanced against business unit requirements, corporate governance and standards, country-specific business practices and cultures, and real estate strategy guidelines developed within CRE. The position will also pro-actively monitor and manage existing portfolio leases.
Responsibilities
?Act as key interface between local business units and CRE:
Solve for immediate space requirements
Manage local transaction service providers
Provide due diligence and strategic guidance for short and long term real estate planning
Provide market/cost data and conduct research to develop analyses for strategies, acquisitions, dispositions
Benchmark key initiatives against country and industry best practices
Help ensure alignment between portfolio strategies and business/country objectives
Provide planning assumptions for annual budget preparation and 5-year planning, as well as data for other reporting such as the 10K
Develop strong client service skills and relationships with local business units
Provide clear, current, accurate and daily communication with Director, Corporate Real Estate to align goals and objectives
?Collaborate with regional delivery teams, assemble and reconcile the information necessary to build business cases, and to help ensure alignment between portfolio strategies with business/country management objectives.
?Assist BU’s in identifying and prioritizing portfolio opportunities consistent with TWDC best practices.?Assist with providing planning assumptions for annual budget preparation and long term capital projections as well as data for other reporting requirement of the Company (10K and Annual Reports).
?Ability to follow and adhere to TWDC policies and procedures while balancing local business unit requests and relationships.
Basic Qualifications
?Relevant real estate experience including 5-10 years minimum experience in real estate, transaction management, project management, strategy development; experience in commercial or corporate real estate a plus. Finance experience also a plus.
?Proven ability to manage internal and external partners to solve complex real estate requirements and create executable real estate strategies.
?Strong problem solving skills. Ability to analyze complex multi-faceted market, business and space planning problems and strive for solution. Proven ability to balance strategic and tactical elements associated with developing and implementing real estate strategies.
?Strong attention to detail and ability to organize, manage and track large and varied sets of data.
?Excellent oral and written communication skills. Ability to create compelling business cases for an executive audience.
?Strong coordination and communication with Director, Corporate Real Estate.
?Managing various international time zones and being available when required during local operational hours.
?Proficiency in MS Office, Excel, PowerPoint.
